Ok, thanks for all the pictures and extra info...I think I finally got the gist of it all...except how you all think is the best way to water the seedlings ...I always seem to have trouble at that time. Thank you so much for sharing this info, I am not rushing the cold weather, but I sure am looking forard to trying a new way to get my new garden going. I thought I would tell ya all a little about me..I live in RI, along the coast, and am lucky to have just over 2 1/2 acres..we are in our second summer here, and this is the first year we are planting. I had a small garden in my old yardn but moved in the dead of winter and couldnt bring it with me...worst part of the move. I have two teens 13 and 15. Comments (9)Hi SoftballMom, From your post, I can't tell many of the important things. I realize that this seems like Greek to the common-man, and the analysis is counter-intutive to most folks... Have you CLOSED your revolving accounts, or merely paid them down (closing them eliminates the facility, and makes it appear you are less trustworthy since there are obviously fewer banks willing to lend you funds, or who have perhaps refused to continue lending you funds.) Open, but unused, revolving credit makes it obvious that ou are indeed credit worthy, and responsible with your credit management to boot. RECENTLY opened credit makes it appear you are "reaching" and not so strong. LONG STANDING OPEN credit looks like you are well-established and stable. NEXT; what is your current real-market home value? What loan-to-value are you proposing? NEXT: What is your proposed debt-to-income ratio, after the consolidations? Currently the general target is 38-45% or less of your gross (pre-tax gross) income can be alotted toward the combined total of minimum consumer debt payments, mortgage payments, monthly property taxes & insurance (and condo dues, if applicable.) If you're solid in these aspects, then the loan officer is probably not seeing your numbers accurately. Hope that's helpful. Comments (34)What azmom says is absolutely correct, I will expand on it with my opinion. I will take someone financially smart over someone financially conservative every day of the week. There is a reason that people who really understand the system, don't mind the right kind of debt. I create, out of thin air, thousands of dollars every year by using debt smartly. A few years ago I had the best year so far. I created almost double my annual salary in interest rate spreads. I am not talking all of my investments, just the money that I would have paid off but chose instead to keep in debt. One easy example, I got an offer for a 0% interest for 18 months on balance transfers offer from a credit card company. I was looking for a new car so I charged $10,000 of it on my credit card then transferred it. I made the minimum monthly payment out of the investment account that I put the $10,000 I was planning on putting down into. After paying the car off I have over $3,000 left in that account. I created more than $3,000 of real usable money for myself because I was willing to take on the right kind of debt. Being overly conservative with your investments can also be a detriment. Age appropriate broad market investing will simply make you wealthier than conservative investing. Being afraid to lose money is also being afraid to make money. Protect yourself with diversification not risk aversion. Think not only in terms of your overall financial position but in terms of your monthly paycheck and how that money gets spent. Sometimes financial decisions that seem amazing have a real negative impact on your actual monthly cash , while things that seem risky may have little impact on your monthly cash. Liquidity > everything. Money is only good if you can spend it. Being rich is not worth anything if you can't turn at least a portion of your position into cash. You can't stick real estate into your wallet and trade it for food at the local grocery store. To me - being smart with your money means disciplined spending, risk appropriate investing, awareness of your actual cash flows and liquidity. Comments (7)Hello! I appreciate everyone's reply! A lot of knowledge here! Anyway, I am sorry for the pictures. I took them on my other phone (which I sold). The pics were then downloaded from Google photos so they lost a lot of quality. I ordered some new plants the other day. I plan to build a raised bed to see if that will help. The plants get mostly sun with a little shade. We had a very dry summer, but a wet spring so that could have something to do with it. Additionally, I was told (when I first got the plants) to fill the whole I dug full of water and then put the raspberry plant in it and water it more. Was this good advice or could it cause the roots to rot? The problem with saying that they are over watered (and they could be) is that I have some blackberries that rarely ever get watered. They looked good up until a month ago then the same thing happened to them. They are planted a ways away from the raspberries too in a total different spot. Different soil too (the area where the raspberries are planted gets mulched every year or two and has been for the last 10 years)....See Moreroselee z8b S.W. Texas
