While walking through my rose garden......
Comments (9)What seems troubling is that your second to last picture shows the leaves shrivling up and dying. Down here in rainy SF we get more than our fair share of fungus related conditions and from my experience, if the leaves or new growth are dying and you have a drastic change in the color of the canes you probably have something to be concerned about. I often come accross canes that begin to turn yellow. I aggressively take care of thise by cutting all the way down as far as the yellow has progressed in order to try to stop further infection. When I see yellow I know that black and brown are sure to come soon. However, your canes are red, so I don't know if I would read this the same way. If I were you I would definately cut the canes where leaves or new growth are dying down by 2/3. This way you still have cane left but you will also be slowing the progression of the die back, IF it's die back, a bit. I hate to be an alarmist, but my moto is better safe than dead. Good luck, Adrian....See MoreWalk Through Before Closing... Preparations?
Comments (17)If the entire contract process went smoothly I wouldn't worry too much about picking up, cleaning, etc. ... but my experience was that at every "walk through" (our buyer did 5 of them) more and more things were nitpicked, griped about, negotiated, etc. If I had it to do all over again, I would say yes to one right before closing and NO NO NO to all the rest. After all, the house is still your property, you still live there and the walk throughs can be disruptive, and one final, informal walk through to ensure the property is still in the agreed upon condition is generally all that's necessary or required by the contract (from my experience). BTW, I was there for every single excruciating "walk through" (except the time our buyer chose to come measure for her curtains when we were having a back up open house -- we had said "no" to her coming to do so the day before so I guess she saw her opportunity and took it) and I have never been so uncomfortable, defensive, or felt so out of place in my own home in my life. Of course, by that point in our process the buyer had shown what a you-know-what she was, so YMMV. UGH *shudder* never again...See MoreFinal walk through
Comments (13)The final walk thru is not an opportunity for the buyer to "renegotiate" your deal. It is simply to make sure whatever was supposed to be included in the sale was left (appliances, light fixtures etc). It is also to make sure everything is in working order and in the same condition as when they put the offer in on the house. The carpet is the carpet, and it was the same when they looked at it. It doesnt sound like you are going to have a problem. Occasionally, some buyers feel like the walk thru is another opportunity for a 2nd home inspection. Unless something is broken or drastically changed, you should say "no" to any credits at closing....See MoreI walked through a Proven Winners Perennial display garden
