Refinancing house and taking money out
Comments (40)Hi Wierdo, Look at any financial dilemma from a reverse point a view. If your house was paid for, would you spend 6k for a loan to pay off your CC's? Just a thought... GREAT POINT... but, have YOU actually done that? Lets! Imagine you have a $250,000 home free & clear. The home value rises or falls regardless of whether the equity is used. Let's say you have $60,000 in credit card or other consumer debt. (Not unrealistic for the kind of people YOU are referring to.) Let's say you've "seen the light" and have mended your evil consumer spending ways... tightening your discipline and behaving responsibly from here forward. You're paying 8% - 12% - 18% up to as high as 34% INTEREST.... (again, regardless of whether your home value rises or falls.) Let's imagine you are paying 18%* interest on credit cards... (*we're being kind here.... the types you are referring to are usually higher than this,) your credit SUCKS, and the BEST you can qualify for is 8% mortgage* interest rates. (*We're being conservative... there is no more SubPrime lending, and currently the highest rates for ANY mortgage financing are in the mid-7%s... but let's set the hurdles as high as we can for me here...) Let's ALSO imagine your closing costs to access those funds are a whopping $5,000* (for $65,000 total.) (Again... massively conservative. For a $65,000 loan it won't be near this, really.) Your AMORTIZED payments are $476.95/month. Your INTEREST payment portions are $433.33/month. your INTEREST SAVINGS over the consumer credit INTEREST-ONLY costs are $466.67/month. If you *ONLY* pay exactly the SAME as if you were paying ONLY THE INTEREST on the credit cards, you ELIMINATE ALL of your debt FASTER! (You wouldn't be eliminating it on the credit cards at all!) If you pay $100 more (as though you were attacking the credit card debt itself,) it would take you; 50 years if you didn't refinance to optimize the use of your equity... but only 17.5 years if you did it the smart way and used your equity at a lower cost. If you pay $500 more than minimum interest, it would take you; 10 years without refinancing. 7.3 years if you do refinance. Math matters! ;~) Cheers, Dave Donhoff Leverage Planner...See Moreold piano - taking out insides??
Comments (13)mycompost - please don't feel guilty! Actually, most pianists will acknowledge that square grands are pretty much worthless - they are so old that most of them are beyond repair, and even the ones that still work don't have a very good sound or action. They were actually designed more for their shape and furniture value, with less emphasis placed on the musical capability. And today, any value they have is as decorative furniture (most have beautiful cabinets), not as a musical instrument. I belong to an online forum for piano fanatics and when people post looking for the value of their old pianos (square grand or old upright) they are almost always told that they're not worth the gas it would cost you to haul it away. Old regular-style grands are sometimes worth restoring, but it is not worth the investment (often in the tens of thousands of dollars!) to restore an old upright or square grand. The forum has a nickname for all these worthless old pianos - "landfill piano". So you actually did a good thing by keeping your piano out of the landfill! I would love to see a picture if you have one. Oh, and if anyone is really interested, there are a few books (The Piano Book by Larry Fine comes to mind) that show an overview of all the parts in the piano and how they work together. Piano Repair and Rebuilding by Arthur Reblitz is a little more technical, but may have more detail about how to get the parts out....See MoreTaking over security alarm in my house.
Comments (10)I disagree with some parts of Kudzu. Most installing companies do *NOT* have any monitoring capability PERIOD. They either are independents that will sell you service from some other company (such as the original poster has) or one of the big monitoring companies like ADT will sell you the monitoring service and contract with a local alarm company to actually install the unit. While I still pay the local company for my service, they don't handle anything with it. I have separate 24/7 access to the monitoring company (which is nationwide). As to the original poster, yes I can give you a good recommendation, but by and large nobody will deal with a DIY installer as they wish to protect their deals with their local agents. My best suggestion is to find a local installer that will work with you, explain what they are doing, and give you the access you need to make your own repairs and/or changes. While there may be some specialized sensors in your system, by and large, they are compatible....See MorePorch swing takes out deck railing!
Comments (4)Maybe the way it's currently set up, it would require a ladder, but couldn't you reconfigure it so that the connection point is down at the swing and not at the top? Or even better, set up some kind of pulley system so that you can lower the swing down to the ground when it's not in use (or even winch it right up to the ceiling where it might be more protected from the wind?). Or if you plan on anchoring it to something more secure, I'd also suggest not using bungee cords to secure it. Use rope or chain. The bungee allows the swing to move back and forth and bounce around and that can build up the force that is being applied to the anchor. Making it so that the swing can't move will ease the pressure. Multiple anchor spots would be ideal....See More- 7 years ago
