A Room Without a Purpose
Comments (10)Wow Cricket, I love your sunroom. What a beautiful and functional dining room that will be. I for one have always enjoyed sitting at a dinining room table and reading or writing --- in addition to eating of course. Your's will be wonderfully well-lit. My suggestions are these: --- move the doorway going into the sunroom over to as close to the wall as possible. Where that white rectangle is. You could then put cabinets and counters next to your stove. It would make a huge difference in cooking prep. I moved the doorway between my living room and kitchen and was able to gain real space for my kitchen that way. Went from a one wall kitchen to an L-shaped kitchen. I thought moving a doorway next to a wall would be akward but because my gen'l contractor made it somewhat wider, it isn't awkward. My neighbors all say they wish they had seen this possibility. --- extend/lengthen the wall where the refrigerator now is and shove the fridge over to the new wall. Then perhaps you could fit in more cabinets, more counter space, and sneak in a dishwasher next to your sink. --- if possible. Put a pocket door to your bathroom. That way the door wouldn't swing out to the adjoining room. Perhaps this is not feasible, but I thought I would mention it. --- if the white rectangle is the chimney stack (?) then how about extending the kitchen out beyond the stove and refrigerator. Like pianolady suggests, but perhaps even more. --- okay, maybe this is stupid, but could you reverse the placement of the toilet and sink, so the throne isn't the first thing you see when the door swings open? Then put in a pedestal sink to not block the doorway. --- I would ignore header beams as room markers. When we live in small houses we need to maximize the space we are living in and using, and not worry about everything being perfectly logical. Those are my ideas. Good luck and keep us posted. Comments (19)mal First it's your home & only you truly know what is best suited for it and your family - The responses re: concern above I think give a good general opinion about resale - that has the potential to be a negative. lascatx brings the pt to light I would tend to agree w/that op. Not opposed - necessarily - just a different op - it's not my home.... try to imagine a time when the house is being sold - the first thing the broker will ask is "what is this room?" - If you have other options to put the mud area esp I would go that route - since you do come in throught the basement why not try to retrain your family to let that be the drop off zone - cubbies/hooks/baskets etc.... When you put appliances & plumbing in DR it would be difficult & a big expense to change that back in the event of resale & a broker saying changing it back will mean X$$ Perhaps contacting a broker or 2 before you decide may help in understanding what the market calls for in your area. To me, esp if you have other areas to designate, it just seems like a not clearly defined room - mud area & kit should be 2 separate imo.... Try to imagine being the person who is your potential buyer - walk in your own front door and what do you like/not like - Could a potential buyer walk in and say "do I take my shoes off here or take the cake out of the oven" Good luck...See MoreHelp! Comments (19)For staging purposes, you want to show how convenient it is and play up the nice access. It's not a space to linger in, though. Of course, everything you have out there now will be gone, except the toys the kids use outside a lot. The bookcase where it is, is gee at. Add baskets or pretty boxes/bins and it's great covered storage. (I've picked up old wicker suitcase-style picnic baskets from rummage sales to hold outdoor entertaining stuff on my enclosed back porch.) For staging, maybe top it with an acrylic pitcher and tea glasses on a tray. Is there an outlet there? A smallish lamp on top would be nice. A wire bin for yard toys like balls and frisbees on the other side of the backyard door. Then along the wall that faces the front of the house, is that drywalled? Mount a row of hooks on both sides of the window, and a bench below. Definitely a cute flat rug or runner. Comments (18)Maybe first decide on how much and how deep the storage has to be. Are you planning to build it in or freestanding? Then the soft furniture. I'd likely end up with a short (< 78") and deepish low sofa (besides the usual suspects check out Interior Define or Article) with a bench seat and two comfy chairs with arms. No one really wants to perch on a seat like the chairs used in the first pic above. Lastly,the small tables etc. Your small (by modern US standards) room could really be a great introduction to your home and your style. But measuring and planning ahead always matters most in these spaces. Of course,you can also get the most impact from colour in them,too;-)...See Moreotterkill
