Potential house buy but need to figure out LR layout ....

Hi Everyone ! I am looking to purchase this tiny bungalow but can’t figure out how to use the living room once the stagged furniture is removed. i know the room should be split into two spaces but the front door opening straight into the couch and the kitchen door opening is so far left it kinda shrinks the left side of room. The furniture scale seems crazy to me. And my husband needs a tv somewhere... All Ideas welcome.

Comments (57)anele - I tried the sofa on the wall with a chair at each end of the sofa, facing each other, but the problem with that arrangement is that it leave the room feeling a little lopsided. Most all the furniture, except the piano and the small cabinet near the 1/2 wall, is on one side of the room. Having the two chairs in the window helps to balance everything better. I'm not sure the table I have between the chairs right now is the best for that space. It is taller than the arms of the chairs and does kind of get in the way of conversation. I'm going to be on the lookout for a better table for that area. I agree that the wall behind the sofa will be a challenge. hill - you are right about the sofa blocking too much of the window and your comment about open, inviting and balanced are exactly what I was hoping to achieve. Here is the room today with the furniture in place and the rug added back in. It is not the right size or can I get away with it anyway? It is centered on the window and the sofa. See how the chairs are on the rug, but the sofa isn't? Another view (ignore the desk and audio equipment on the left). I I know I need to add a table to the left of the sofa. Most likely the table that was here originally (now sitting between the chairs) will come back to this location. Now I need to work on placing lamps, pillows and other accessories. The sinks don't necessarily have to be far apart - I've seen some kosher kitchens that just have a double bowl sink with one sink for meat and the other for dairy. But I would strongly prefer to have two separate sinks (again, that third sink could go if I can't fit it) with separate prep space - at least 120 cm of counter space for each side. Having the oven in the middle makes a clear delineation between the meat side and the dairy side, but that's not an absolute requirement....See MoreLayout questions - I can't figure out the best use of space
Comments (19)I'd read the thread before, but couldn't think of an improvement on jakuval's suggestions--I really like the one with the peninsula. That narrow hallway must be a pain, although I understand your space restrictions. I have a 30" opening from the LR to the kitchen, and I thought that was bad. Don't know if this will be real help, but the only alternate plan I thought of is to keep the plumbing on the right wall (I have the plan turned 90°) and pull the bases forward to accommodate the pipe. That would allow you to have a standard depth fridge, and give you more counter depth. You could also have deeper uppers (15-18") for more storage. I put a pull-out pantry beside the fridge, and 15" deep cabinets on the island. I was thinking you could use those for extra pantry storage by mounting shelves on the doors, to make canned goods easily accessible. I added a 15" overhang for seating, but it could be more shallow as your space is limited. With entries to the kitchen on both sides of the island, maybe traffic flow will be improved. I used the 30" range, which is out of the way of traffic, except when someone is coming in from the terrace, but there is space to pass behind the cook. If the window is lower than counter height, the small cabinet on the end can be installed at standard depth, and it could house the MW drawer--or the MW could be incorporated into the upper cabinet beside the fridge. The shelf might need to be the same depth as the fridge box, to accommodate the pipe. I added a shallow cabinet in the corner, just inside the door. That could be a broom closet, command center for a message board and calendar, charging station, or extra pantry storage. Thanks, jakuval, for the templates....See MoreHelp! Comments (12)Is this space intended to be used as a dining room as well, or is there a separate dining room. I also assume the door will be the main point on entry. If the door is main entry and this space is just a living room then I would place an open book case to serve as a landing pad. Other corner across for door is other location. I would place TV console on wall same side as door. Float the sofa directly across from the TV and use the are behind as your walkway. should be room for a chair or two 90 degrees from sofa....See More

5 years agoIt looks like you might be able to place a sofa/sectional under the windows (where the piano is). Then you could place chairs where they currently have a sofa. Then have a TV where the chair is in the current photo as there are not a lot of other options. You will need to remember to get small furniture and measure first.
