Comments (7)I agree re checking the second element, could be you're ONLY running on off-peak. The dark water from the pressure relief valve may just be from the accumulated stuff within the valve itself, if you don't operate it regularly - you DO know you should do that to the valve once a month? What is a good idea, is to drain some water from the drain tap/valve at the bottom of the tank; it'll help get rid of the accumulated sludge. Do a search on the topic here in the plumbing forum, others have posted it before, but basically, you should turn the thermostat to off or pilot before you do it, and you need a length of garden hose to fit to it and run that to the nearest drain. If you're on geothermal, you might be able to modify it to heat your water, you could still have the off-peak option, but the actual heat'd be done by the geothermal system. Comments (9)Powervent water heaters do not have a dedicated air inlet . They still require free air for combustion. The difference is, they dont have a draft hood. If your house is tight or in a negative, a conventional vent water heater will not vent properly, and the products of combustion could spill out the draft hood. A way to combat this is by bringing fresh air in from outside .ether through an hrv or a duct. The other option is direct vent (2 pipe, brings air from outside .) And the price sounds high, but navien is a very cheap brand and they also come with a lot of different options. My navien has a 6 L tank with an internal recirc pump. I also needed to run a new gas line as well as upsize my water supplies to accomodate. I dont quote retro fits, but navien installs usually come out to between 2800 - 3000. They are time consuming . Also consider hidden costs . Mark up to cover warrenty . Valve kits. Copper. T and p. Gas line. Set up. 636 vent . Drilling through the house. Mounting it. And following every step of a 75 page install manual. As not to voide the warranty. The time and fuel to get the unit and bring it to your house. Also the first $30 of my hourly rate goes to operating costs and government agencies. You get what you pay for. Make sure your installer is tssa certified. Has a gas licence. Plumbing licence and insurance. There is an insane amount of misinformation on this forum. I am a licensed plumber, gas fitter and back flow tester . As well as a small business owner, if you told me to do a job for x dollars , i would tell you to have a nice day. Be more respectful of professional trades people. Not everyone is a crook . Comments (13)Nothing wrong with flex pipe on a water heater. 99% of the problems come from people not knowing how to install it properly. If you look at a new water heaters supply and outlet nipples. You will notice a red and blue plastic insert. Those inserts are mainly for sealing the connections. Now when you use a nipple to connect two lines you do not have the plastic inserts to protect the rubber gasket in the hose connecter flange. Thus making them very easily to damage and causing leaks. Once the rubber gasket is damaged you can never get it to stop leaking no matter how tight you tighten it. Comments (13)Sorry to be away so long. Ramona- I have a Rheem 40 gal. tank water heater that was installed Aug. 2018. I don't think it has a tempering valve, maybe you can tell from the pictures. I don't know if this is relevant but right after we moved in the faucets stopped up with rusty metal chunks. First well guy replaced the water pump and installed an under the house water filtration. Common sense told me this was not the problem (boy did I get screwed). I had another well company dig me a new well and moved the new pump over. We tried draining the water heater last weekend in case the metal chunks had got inside causing problems. My son was under the house the other day looking around, wondering if we should try replacing the pressure switch and noticed that the gauge on the pressure tank was as far as it would go. Don't know if it's broken or what. The tank was also replaced in 2018. The water pressure inside seems pretty good but when I try to use my expandable hose outside it comes and goes. Could this be caused by a pressure problem? I have tried to find info on cold and hot water mixing too. I also noticed the other day that when I was running water in the bathtub, every time it would do it's two minute interval of cold blast of water I could hear what sounded like a rush of water under the house, It only happened when the water turned cold, every time. No sign of it running out under the house, maybe just a rush through the pipes, maybe the pump cutting on and off? Thank you for any help you can offer, I can't afford to call a plumber right now....See Morehcbm
