Comments (9)duct leakage can be mininized if all ducts, plenums, supply boxes & return air are mastic sealed. not duct tape, not foil tape. paint on mastic applied nickel thick or mastic tape like Hardcast brand 1402 mastic tape. x2 mike's post. also, 13 SEER a/c just meets the legal mininum allowed by law (code) 15-17 SEER heat pumps will provide a better savings & quickly re-coup the extra costs. variable speed air handlers will help to handle summertime relative humidity. get the load calc based on your plans, specific insulation values & types, orientation, window shgc & ufactors. building a home this size invest in an independent load calculation (manual J) duct sizing & design. then shop the load calc you own to hvac companies. have enteries in load calc based on design temps for your area & reflect the specifics of your build. hvac should be sized for average temps and not the 5 days per year of extreme temps. this is why there are specific design temps to be used. otherwise the hvac companies will run a quick load not release it to you until you sign a contract and you get what they decide to make the load calc verify. it is common practice to not release load calc as homeowner can use the company that did the calc's to shop job to other companies. foam insulating the roofline will put ducts in semi conditioned space & save you about 20-30% in energy costs. upgrading to foam will also reduce tons of hvac required. take it a step further & use foam sheathing on exterior walls, tape the seams & caulk it air tight. a tight home is an efficient home. bid one mentions fresh air intake. this MAY be necessary but should be planned for & designed. damper is set to cubic feet per minute (cfm) of air required by ASHRAE 62.2 ventilation strategy, not just a random amount. blower door testing of house, duct testing of ducts should also be done. oversized hvac systems cost more upfront to purchase, more to operate, contribute to high RH in the home. sizing the systems is the best investment that you can make now for comfort and affordability. think about hiring an efficiency expert. resnet.us is a good place to start. best of luck....See MoreBest replacement windows in MN??

I currently have one picture window along the top two picture windows on the bottom with a roll out window in the center. I'd prefer it to be one big picture window. Comments (17)Spotty higher pH can happen if you got the soil off of one particular section of the pile...that happened to contain the old B horizon with some limestone in it! In my case, I got the old subsoil on my lot, so it just kind of stank all around. * You said you targeted our phosphorus level higher than your own lawn. Is this due to the pH difference or something else? Is phosphorus bound in the soil at higher pH's, and is our pH (7.1 - 7.3) high enough to cause that? pH. If you look at the availability of P by pH, it drops as pH rises above seven. You're not that far over, the binding isn't extreme, so I just boosted the numbers a little bit. Your standard is around 220, most people with slightly acidic pH would be around 200. In your case, I wouldn't blink at anything between 200 and 300. I never use my own soil as a standard, per se, for anybody else's. Mine have given in to some experimental stuff, plus I've over-enhanced the gardens to match the (extreme) density and (extraordinarily high) performance I demand they support. My current P levels in the garden push 1,000. * What kind of quality issues can we expect from the low phosphorus level until it's corrected? Thin, weak, sparse growth that gets sick and dies easily, discolors easily, grows poorly, and generally doesn't look at all good. Installed sod would tend to thin out and die back over the course of a year or so if it isn't corrected, resulting in a lot of thin patches and blank areas. N, P, and K are the big three and absolutely have to be there in the correct proportions (N we take care of on an as-needed basis). * It sounds like the Milorganite is great stuff, but I'm very sensitive to odors, so I don't think it's a good fit for our lawn. If we used ferrous sulfate instead (being careful to sweep it off the concrete), what rate and frequency would you recommend? I assume we don't need to worry about lowering the soil pH too much with the ferrous sulfate since the starting pH is above 7.0. I'd be comfortable with ferrous sulfate (monohydrate or pentahydrate, it doesn't matter) at 3 pounds per thousand square feet in April, early October, and perhaps early November if the weather's holding. Keep an eye on the pH in this case, though, as iron sulfate is about an eighth as acidifying as pure elemental sulfur and does NOT require digging in to work! Comments (36)Hi Shannon, To get the desired look, for the look you are trying to achieve, I would recommend the following based on our twelve years as a Windsor distributor/installer: 1) Windsor Legend double-hung windows with exterior moulding factory applied. This will give you the set-back look you are desiring and still allows the Hardie planks to "dive in" to the side of the window trim. We completed numerous homes, that were a farmhouse architectural typology, in the South Carolina Low Country as well as Savannah, GA area with the Windsor Legend series . 2) Windsor Next Dimension classic series with nail fin and no brickmould attached. You will still need to have the window recessed so it is set back, then have PVC exterior trim applied so the Hardie plank "dives in" to the window trim. If you are using 2 x 4 exterior walls, the builder will have to fur-out the inside of the window wall so the drywall and interior window trim can be applied appropriately. Hope this helps!
