Comments (26)WOW mjlb - some great ideas. I've always had one vision in my head but this is a wonderful place where strangers come up with great ideas. Now I need to wrap my head around it. Why the tub/shower and not just a shower? I thought most people would prefer only a shower. This is an old house that was changed over the years. Original brick house built somewhere 1835 - 1845 (it was always listed 1825 but old maps did not show it then). Addition - where this room is located was added 1860's or so and then converted it into a 2 family in 1914 and this room into a kitchen. I think the addition was the summer kitchen and this was a servant's room. The "small" room turned into the pantry for the 2nd floor kitchen in 1914. The doorway into the main house was added when converted into a 2 family. The wall where the bed would go isn't flat but I may be able to work around it (sent DH and DS to take measurements and was surprised they weren't more exact). The window part jets out a little plus the "pillar" made of brick. Here are more pictures of the room Looking into the new guest bath Pantry built in I would like to keep but open up the top. Comments (6)Can you put the bar seating on the living room side of the half wall? Also, can you relocate your range? If so, then this might be a possibility. Take out the closet and replace it with a smaller cabinet pantry and put the fridge next to it. Have the microwave above the counter, on the other side...and then a wall, with another shallow (12" cabinet) on the other side, facing the back foyer. This would be for phone chargers, kitty bowls under the counter...and maybe a bookshelf or two above, for cookbooks? On the other side, take out the small windows and replace them with a larger window(s) to give you more light. Have the sink centered under the windows, with dishwasher to the left and move the range to the 'north' or top wall. This will make the range a focal point from the living room and you can have upper cabinets on each side of the window...or have shelves on the left (for dishes) and hang your pans on the right (by the range). Comments (4)Your laundry/mud/bath is a similar layout to what I have, except I have a tub/shower in that bath. A laundry setup like that doesn't leave you much storage, or room for ironing, folding, or hanging, so keep that in mind. I have to do my ironing in my bedroom. I also don't have a utility sink, to make room for extra cabinets. While a utility sink would be great, I do have a kitchen and bathroom sink close enough that it's not a big deal. And the way the rest of that floor is played out, it puts that bath really far from your guest entrance, office, living room and dining room. You mentioned a downside being that guests will walk through the mudroom, but remember that they will also have to go through your kitchen to get to the bathroom. I'm not sure I'd like that. BTW, you might as well forget about the door between the kitchen a mud room, as it will almost always be open. We changed ours to a cased opening instead of an actual door. I'd have preferred to go with a pocket door, just in case we wanted to be able to close it off for some odd reason, but we didn't want to have to tear into the wall to do it....See MoreNeed help on Bedroom & Bathroom Layout
Comments (8)1.Have the bathroom entrance from closet? or keep them separate? Separate entrances are generally better, but the entrances right next to each other as indicated is the second best option. Saves walking through the wet bathroom unnecessarily, and waiting or disturbing the person using the bathroom to get to the closet. 2.General Bathroom layout - any better layouts? with current layout our vanity can't be more than 4ft, will it be small for this bathroom? If you're still planning, dimensions aren't fixed as with some renos. You can often shuffle things around if you need. The bathroom is decently sized, but not massive. Don't cram a 7ft shower into it, and waste valuable space. The layout below shows a 3'3"x4'7" shower, and leaves space for a 6' vanity Do let us know how this fits into the entire plan.
