That's a great point about a mirror in that spot reflecting natural light back into the room. I think you would really love having very deep counters there too. Deep counters would also allow you to put sizable sinks in, which is a real benefit, IMO. Re: the shower. Unfortunately, I don't know how to do a drawing here. Let me see if I can describe what I mean better. The shower would be a walking, triangular, in the footprint of the jacuzzi tub there now. Facing the tub, there would be a glass wall coming out from the wall where your long vanity is going out to where it would meet the shower door joint. Shower door would be where the jacuzzi tub faucet is, right in the center there, facing the corner where the two sets of windows meet, attached to two glass panels on either side of the door. But then, where the shorter, single-sink vanity is now, imagine cutting that vanity, say, 1/3 from the right, so you have 2/3 of that space on the left. On the left you'd have a built-in cabinet to hold towels and such. On the right, the shower walls would be extend to include that area inside the shower with shelving to hold shampoo bottles, razors, etc. In other words, the shower would comprise of the entire window area. You'd have to speak to a plumber about where the faucets and shower head would be situation. You want to be able to reach your shampoo bottles w/o having to walk across the shower to get them and put them back. Maybe a shower head in the ceiling in the center of the shower? However, with glass walls and doors, you'll definitely want a hand shower nozzle in there too for cleaning, so it'd have to be figured out where that would go, probably by the shelving, near the old small single-vanity sink, since there is a water source right there. Knobs to turn on both the overhead shower and the hand shower could be on that slice of wall there vertically. You'd have to get into the shower to turn them on, though. Add some teak benching under the left window for shaving legs (or aging) and so you can reach the hand shower.

I'll put down some painters tape and get a better feel for the space. I really think AR/VR would be so powerful for floorplan visualization. I did think about accessing via closet, nice to have that separation from the bedroom for when only one of us is getting ready. But the boss nixed that one. Gas chamber I am still 50/50 on. Karenseb - I just measured, and a 36" width shower is plenty large. I like the idea of a two-person shower, but just big enough to where we are comfortable but don't sacrifice the ability to get nice steam build-up. Your second message with the floorplan is very interesting. Two closets and a more usefully dimensioned bathroom would be fantastic. I will run this by my architect. Thank you!!! I think mocking up with tape will be very helpful here. Mrs Pete - I am searching for the floorplan that makes a 'WOW!' when you walk in. Yes, I agree, single hinge opening towards the wall would be ideal. We want to do shelves and a pull-out hamper in the 18"-24" ceiling height cabinet. Without the toilet room and making any major modifications to the master suite, this is my favorite floorplan as well. Karenseb's design is very interesting to me as well. shead - Thanks for the input on the shower. I agree; it's too large and will be both a pain to clean and will not be as steamy as we'd like. Not to mention, if it spans the entire wall, we only have one side of glass. A second side of glass will make it feel more open.

Your sketch dimensions are a bit confusing. In the first one, it looks like the rooms were drawn with 6" per squares, but then the hall doesn't follow that. The second one appears to have a scale of 2' per square and does seem more in proportion, but both are missing a number of dimensions and aren't drawn precisely enough to guess. If you give the dimensions for everything that needs to stay (so exterior walls, plumbing you don't intend to move, etc.), we can try to help you with configuration options. Remember that walls have a thickness ... Bathrooms can be added on a slab, but it requires planning and trenching into the slab to lay the plumbing, so I can understand why you might want to avoid that. It would be helpful to know which parts are on the slab more precisely than the back vs. the front, particularly since I would have thought where you initial suggesting adding the small bath would be in the back ... suzanne, I think what you're referring to is the door between the two rooms.

Agree with Mark. First thank you for the work you do! Problems I see right off the bat: Your kitchen will be dark with no natural light. Additionally the layout is poor with the pantry breaking up counter space and your not having enough prep space. Most prepping is done next to the sink. Bare minimum for prepping is 30" and that's frankly inadequate. It looks like you only have 24" on either side of the sink. How will the hood over the stove vent? Actual usable living room space is NOT 15' x 15' because you need passage space between island and living room and ideally if you have seating at the island counter, you need 60" between the island and furniture in living room. Based on the drawing it appears you'd have about 42". Actual usable space for a sofa as shown would be closer to 10'-11' from the wall. (In reality, the dining room gives you the true space for the living room too.) Are you ok carrying food to the dining room every single night you eat? (Trust me, eating at a counter gets old after a while.) If you and a partner are on different wake schedules, think how having the master bath across the room from the master closet will impact your waking and sleeping schedules. Hanging clothes can't turn corners in closets. Lots of wasted space in the center of that closet. Bedroom 2 will be seen from the dining room anytime they need to use the facilities. So much for privacy. Bedroom 2 is too small for even a full sized bed at 9' 3". A full sized bed is 54" wide. So 9'3" is = 111". 111" - 54" = 57". You need 3' of walking space on either side of the bed. So the drawing they have is way off. And there's be absolutely no way to open the smaller closet door. I assume you won't use bedroom 3 as a bedroom because if you do, it means they'll have to walk through the dining room to get to the bathroom. Your entry from the garage is a narrow dark passage where you also have your laundry room and no, I see no way to create a decontamination room. I see very little storage. Where for example would you store you brooms, vacuum, etc?
