I need to see the whole floor plan of the bedrooms and existing bathroom.

The diagram seems off... the hallway ends and doesn't show a way to get to the current bathroom door. It looks like you're suggesting taking 4' off the end of a bedroom to create the 2nd bathroom and laundry... is that correct? Some text in diagram is too small to read in the photo you posted.

Hello, yes, I'm looking at taking 4-5 feet off of bedroom 3 to create a bathroom. Here's a better plan of the whole house. Currently, no hallway or 2nd bathroom exists in the house so the plan shows an idea I brainstormed.

For 1100 sq ft, I'd find a way to turn it into a 3 bedroom, 2 bath, with a hallway stackable unit. It will likely be just as valuable and much more usable as a 3/2 than a 4/2 if the bedrooms are able to have closets, the 2 bathrooms have enough space to be functional, the laundry can be on it's own, and you have room for a real kitchen.

What's the bare minimum you need in each bathroom? For example, can you do a tub/shower combo in one and just a shower stall in the other? Also, I agree that a 3/2 would be more realistic for the house size.

I have an 1100 square foot house with 2 bed/1 bath. I can’t imagine trying to squeeze 3 bedrooms in, let alone 4.

I had a 1000 square foot 3 BR, 2 full bath, that worked fine for space, but the living area was fairly small and the washer/dryer was in the garage. It's not helpful to have 4 bedrooms if you can't fit 4 people in a living area.

The bedrooms are definitely small... less than 100sq ft each. I'm always surprised they squeezed in 4 of them. Thanks for the suggestions about going 3/2. I guess I was just thinking even if the bathrooms were small that 4 bedrooms would be valuable. But maybe that's because we have three kids and are doing a ton of work to add a 4th bedroom to our residence lol!

The living room is decent sized and the kitchen is small but going to have a U shaped layout with lots of cabinets. I mean, the whole house is little but it's an old house downtown so most of them are.

Also, I keep seeing inspiring Houzz photos of squeezing lots into small spaces so maybe that's why I keep trying haha.

You need to think about your budget first. Anything CAN be done, it's a matter of how much you want to spend. We moved our kitchen to an addition. Was it the cheapest way to solve our problems? No, but we had the money to do it.

To answer your question, I would also consider putting the laundry in the kitchen. We have ours in a nook.

Our added bathroom is 5'x8' which really is about the smallest you can go and stay consistent with building codes. So there's that to consider. We added our new bathroom with access from our smallest bedroom because it was the old kitchen, adjacent to the new square footage. If someone wants to build out a large master suite in the future, there is a workable option for them in the adjacent room.

Also adding that when you consider how much space you need, you have to add floor space [5x8] + framing space [6” per wall] when you consider how much space you need to carve out.

Thanks for all the help, everyone! I'm considering going 3/2. Unfortunately the layout of this house is just so weird... I can only put in a bathroom within the front part of the house because the back is on concrete slab. Hmmm decisions decisions.

How big is the back of the house? Is it bedroom 3, bedroom 4 together? Is the proposed bathroom 2 in the front part of the house? Why do you have a quarter circle on the wall between bedroom2 and bathroom1?

I think there's a lot of confusion because you are attempting to draw what you think you want, rather than what you actually have. If there is currently no hallway in the house, how do you currently traverse the house? I think your existing and planned doorways are unclear.

Looking at your proposed layout, a 36" hallway is way too small. I know that's probably minimum code, but the length of your hallway is going to make 36" feel horribly tight.

With a 36" hallway, I would recommend that you put at least 32" doors to make it easier to get furniture, mattress and W/D inside the rooms as you don't have much room to manipulate them with a narrow hallway. Also if possible, I would move the patio door as shown below. I moved the walls a bit to accommodate for larger doors but you may not need to do that.

Your sketch dimensions are a bit confusing. In the first one, it looks like the rooms were drawn with 6" per squares, but then the hall doesn't follow that. The second one appears to have a scale of 2' per square and does seem more in proportion, but both are missing a number of dimensions and aren't drawn precisely enough to guess.

If you give the dimensions for everything that needs to stay (so exterior walls, plumbing you don't intend to move, etc.), we can try to help you with configuration options. Remember that walls have a thickness ...

Bathrooms can be added on a slab, but it requires planning and trenching into the slab to lay the plumbing, so I can understand why you might want to avoid that. It would be helpful to know which parts are on the slab more precisely than the back vs. the front, particularly since I would have thought where you initial suggesting adding the small bath would be in the back ...
