Adding Air Conditioning to small house, no duct work/attic

I'm looking into adding air conditioning to my small (1150 sq. ft) Cape. It has low ceilings (9 ft 1st floor, 7 foot 2nd floor), no existing duct work (hot water baseboard heating), and no attic (inaccessible crawl space). Not open plan; 4 rooms + half bath downstairs, and 2 rooms + full bath upstairs.

From my research, it seems like high velocity would be the best bet. I've looked at the mini-splits, but it doesn't seem like it would work well with the layout/ceiling height, and I really don't like how they look (unless there are small options I haven't seen). Are there any other options that I'm overlooking/unaware of?

The most effective location for standard ducted A/C would be the attic, since it provides a very short path for the A/C to the 2nd floor. This will be much more effective for cooling. However, it means you need to find a path to get the ducts down to the 1st floor. This may mean taking some space from closet corners or other areas so that you can run a couple of square vents down to the 1st floor, and then T out to run ducts left and right between the joists.

We were able to use a similar solution and the HVAC guy only removed 1st floor ceiling where the vents were exiting.

The 9 ft ceilings might be your friend. Look at that level with an eye towards furring down in a way that makes it look like it belongs rather than having been added in. If you try to make it architecturally interesting rather than hiding it, you might make it work.

The AHU for minimally-ducted (low static pressure) mini split units are very compact and if you use two or three of them, you may find places to steal enough space for them inside the existing envelope. You might steal the upper reaches of a closet in one room and part of the adjoining room's closet upper reaches for ducting in that room and the next. You may lower the ceiling in an entry area and it can look good. Varying ceiling heights can be pleasing to the eye. I am going to assume that if you don't like the look of the most common, high wall mini splits, you won't like any kind of exposed ducting ;-)

There are also ceiling cassette mini splits and floor consoles. Have you seen them?

First, your HVAC system may not be able to handle the additional space. Systems are usually just sized for the planned space, not oversized. Second, garage space cannot have a pentration from house to garage (no ducting) as a fire safety measure. You'd have to make the door a steel fire rated one and the walls would have to be fire rated as well. That would make the room part of the home's fire resistant envelope rather than the garage and then ductwork would be permissable.

I think installing a condenser in your attic would be a big mistake. It will perform poorly, noisy, and difficult to service. Do any of the other townhouses have an outdoor condenser? Where is it located? A condenser can be installed above ground attached to the side of the building with a bracket. This is very typical for townhouses that have no adjoining land. You would install it at a height that you can walk under it, but not too high so it would be difficult to service. I would think a 1 or 1.5 size unit for your house in the Bay area would be sufficient. You need a load calculation to determine the proper size. It is difficult to say how much it will cost given it is a new installation in a more difficult set up. Stay away from the big box stores. Get estimates from independent dealers. You can save a little money when the temperatures are mild and rebates are offered.

Ok, your electric rate is quite high. Given the age of your air conditioner it could be 6 SEER. Which is quite the relic. Minimum efficiency for the northern climates is 13 SEER which would more than double the likely efficiency of your current AC system. But realize if you go with 13 SEER in an Air Conditioner this is bottom rung and brand would mean nothing. (13 SEER is only allowable in the north, in my climate 14 SEER is lowest efficiency allowable by law today.) SEER ratings for AC go as high as 24.5 SEER today. For your climate you may want to consider 16 SEER. However, the 2 speed variety is typically better made and 2 speed AC's start at 16 SEER efficiency --- so this would be considered mid level. All things equal installation is the most important and due to your climate you may want to focus more on heating than AC. Brand really doesn't mean much, in my opinion. I see regular failures of 3 years old or less equipment of every brand. No brand is immune to failure. It is probably in your best interest to go to 95% or greater efficiency in a gas furnace. It would also be a good idea to find a insulation company that specializes in reinsulating the walls of older homes. If you plan to live in this home for any real length of time this would be money well spent. Window replacement is probably not a bad idea either, but replacing windows without tackling the insulation issues would be pointless in my opinion. Another thing about brands is that it's best to choose brands that have good support, great warranty coverage in the area or location of where you live. Every brand breaks, so you will at some point in time, depend on your installing contractor as well as the distributor of the brand you choose. If you don't have easy access to parts, it could spell long wait times to put your system back on line.

In a home supplied with gas there are multiple appliances that can produce CO. You are paying me to determine that your furnace is safe to operate. So these are the guidelines I use in the comments I made was referring to what causes "unsafe operating conditions" with a gas furnace. I prefer to KISS. --- others like to chase rabbits down holes that go no where good. These people couldn't do my job, oh but do they love to come here and chide me. You can buy flush mount minisplit evaporators that look like a (large) regular registers (the mechanics are in the wall/ceiling void). However, I don't think that they are the best option for your particular house (lots of separate rooms). 7 foot ceilings are awfully low (the height of an average door plus trim), are you sure that's it? Have you had any contractors come out to confirm your suspicion that you can't run anything in the attic space (some of these guys are real small), or give you some other options?

If the home has been ok without cooling up to this point,you certainly won't need vents in every room. I live in N. Central Tx where we are experiencing 100F days in May. I have two central split systems with setback t-stats that alternate running 1 during day and 1 at night. If the hall door and a bedroom door at end of 18'hall are left open mid-day,the bedroom is comfortable. You need a combonation of good havc tech and finish carpenter working togeather. A small through the wall fan will solve some difficult situations for rooms where duct can't reach.
