Who to call when window starts leaking water?

After a heavy rain, the drywall below one of our windows was mushy. We tore out the window trim and discovered some old and new water stains and possibly mold around the framing. The window itself doesn't seem to be leaking as the sill/sash are not damaged. The exterior is brick. We just bought the house, so I don't know when or who installed the windows. The frames don't look rotten, but they certainly have been leaking prior to us buying the home. Would you call a window repair place or a masonry expert? Thank you in advance!

I would see if you can local a small general contractor or a good handyman to assess the situation. Or possibly post up some good pictures here.

The problem you are describing is often the result of improper flashing around the outside perimeter of a window. Typically one might need to pull off or cut into some of the siding around a window to reflash it. However, in your situation, since it's a brick home, it could be more complicated if the brick is tight against the window and there is no way to get to the flashing without brick demo, which I know you don't want to do. Here is a diagram that may help you understand flashing with brick veneer:

My first call would be to a window installation company to see what's possible. Maybe caulking alone could resolve this, but it needs a proper assessment. As millworkman notes, posting some pictures here (inside and out) would help.

what are you calling the water main. Is the water main the valve? If so yes the water would stop flowing if you change the diaphragm. You can shut off the water supply to the irrigation vales and keep it off for 2 or more days and see if it starts to dry out. Here is a link that might be useful: leaking_valve

Only happening with one bathroom sink, no hot water in toilet tank or bathtub cold faucet or kitchen sink? In large buildings hot water pressure is kept slightly higher than cold so that problems like this can be detected and fixed quickly because of costs involved in hot water loss. Ask your manager if the hot water system pressure was worked on or any new single lever sink faucets installed anywhere at the time your problem started. At a guess the water flow you hear is not an external leak but some sort of cross connect fault that is then slowly dumping through a leaking toilet tank or perhaps some system valve that isn't tightly shut. If this problem is stumping the person hired to fix it, your condo is not hiring very competent people.

OK, I solved the mystery. I removed the base molding that was nailed to the back of the vanity and the water suddenly spurted from the plastic heating pipe running behind it. As long as the nail was IN the pipe, the water had periodically leaked from the hole, presumably when the heat kicked in and the pressure increased. Removing the nail was like pulling a finger from the dike. I replaced it with a tack, turned the thermostat off to reduce the pressure, and am now waiting for a plumber. We are having the same the oroblem. Our first floor window lieaks above the top from the frame. This 1st story window is directly below the 2nd floor window. We have caulked the second story window and caulked the brick mortar. It still leaks when we have a blowing rain, The first level window frame is slightly damaged but the window above it is fine, It has to be coming from the 2nd floor because the first level has a nice dry wrap around porch protecting it, Thanks
