Comments (6)Any 150K+ project like this requires Professional help. Start with a Design Build firm that can take care of the structural engineering that it will require. Once that is figured out, you can move on to the all new flooring, and where you will put the floor outlets for the electrical, and the reengineering of your HVAC system. Comments (1)As I just mentioned to another poster a sage gree or any grayed green is amuch nicer neutral and I am sorry to say but IMO your woodwork is really not worth high lighting and does not work with concrete floors so I would just paint it the same as the walls and if at all possible get those textured walls smoothed the texture has a huge effect on color and all your lighting should be LEDs 4000K before choosing colors....See MoreOpen floor plan kitchen/living room/dining area- need help defining sp
Comments (21)Okay - did the corrections and think I have a close approximation of your space. Each block represents 1 foot. The gray area is the space needed around the island for walking with people seated - should be clear of furniture. Can you take a picture of the full wall where the fireplace and tv nook are - not sure I got their placements right. Do you plan on using the tv nook for the TV? How did you envision the living/seating areas when you designed the kitchen? Comments (1)I have attached an image of our kitchen, dining, family room area (using a 1 foot x 1 foot grid). Separating the kitchen and area to the north is a peninsula with an overhang for stool seating on the north side.I feel like the total square feet is what I need but the layout is really awkward. I feel like it makes sense to have the dining area be to the west of the kitchen and the living area be north of the kitchen. But with a 3.5'x6' table and space for chairs and passage, I feel like the dining area would feel cramped.I could put the table just north of the peninsula and have the living area north of that but I wonder if that would make both feel a little cramped? Or would this be a fine amount of space? And then what would I do with the area west of the kitchen? A breakfast nook?I am open to suggestions on how to best use this space. I don't have furniture picked out for the living room, but probably a couch, coffee table, and a couple of chairs. I would be up for getting a new table (though I would want it to sit at least 6 people) or even making changes to the kitchen to get the best layout....See MoreEbony Douglas
