My "later on" master bath "update" turned into "more" and "now" due to a leaking shower pan. My house is a 1964 ranch originally built with sort of a "french/english country" feel. My "update" plans were to replace the sink/fixtures and countertops, texture/paint walls, re-paint cabinets and frame the mirror, still sticking with the beige/cream/taupe color scheme. Bedroom hasn't been redone. . .now it will follow the bath. The leaking shower pan added a complete shower gut/re-do/new shower fixtures (maybe a multi-head and in-out swing door). I'm afraid just replacing the shower pan and attempting to re-use the tile or match it would just look bad. I would like to keep the original floor tile and for a couple of reasons do not plan on pulling out the bulkhead or re-doing the ceiling (although it's not totally out of the question) the "big bath" for the other two bedrooms has a similar tile in white/brushed gold and the same bulkhead and that trim is all over the house (and I kind of like it. . .guess I'm a 60's kind of gal!!). So, I'm thinking just putting in 3 cans or pendants, probably cans. . .while they are beautiful, I don't like pendants in my bathroom. . tend to bang them into the mirror/wall). Will replace the large mirror with single mirrors over the lavatory and make-up area and add an electrical outlet in the space between them and change ceiling heater to a vent/heater. Probably replace the shutters (like the shutters, the inserts not so much and can't figure out how to get them out. . or how to put something in). My biggest concern is the floor. . .do you think it's salvageable and do you think I can find something for the shower that will blend. I do want some accent tiles in the shower, maybe glass?? FWIW, I'm not a "blue" person. . .more soft greens, taupe, greys, red/burgandy/pink and yellows. Any thoughts on how much, what kind, and what color of lipstick I can put on this little piggy would be greatly appreciated!!

I've been thinking about your design. You are right - that wallpaper needs to go. In general, the layout isn't terrible, but IMO you need more light and a feeling of roominess. I'm not sure what your budget is, but if you can make that window bigger and come down more since you want to leave the tub there, I would definitely consider it. But, in case you don't want to make big changes-just minor things, here is what I would suggest: 1) After removing wallpaper, add casing around the window frame - minimum 3" to make it look larger. 2) Add bead board, including behind the tub and come up high enough to make the focus the tub, not the high window. 3) Remove the small wall between the shower and the vanity. 4) Remove the half wall between the tub and shower. 5) Make the walls surround the shower glass and bring out the glass so your shower is more like 3-1/2' deep. That half a foot will make it alot more roomy. I don't like cleaning glass, but in your case, it will make a world of difference in opening the room up. 6) Replace both vanities with a pedestal type sink or a half open style vanity & then replace side cabinets with taller cabinets that are 15" deep (not as deep as sink). OR, replace both vanities and side cabinets with a larger vanity (no side cabinets). 8) Last, but not least, take out overhead light boxes and replace with wall light. Just doing this, removing wall paper and a nice paint color will make a world of difference. What were your thoughts on the floor? The wood is beautiful and wood really keeps the room warm if you have white bead board, white pedestal sinks and side cabinets and a light blue, yellow or other light color above the bead board. You will have to touch up the wood flooring as far as adding some when you remove the tub. If you were planning to remove the wood and add tile, that will affect the look. I can see how the french doors get in the way and the left wall looks possible since the other wall has the toilet. If it's not a load bearing wall and contains no wires or pipes, it should work fine. Here are some photos for inspiration - design, style and color. None of them perfectly fit your layout, but all have elements you can incorporate. I also did a few ideas of your drawing moving things around. Since I'm not in the space, not sure what would work, but the pedestal sink with storage areas on each side of the closet entrance gives you the most floor space. If you need storage, and would want a mirrored vanity area, I put that in as well. Large mirrors around both sink areas and above extra counter height storage would give the room more light and make it look bigger as well. Hopefully someone else will weigh in here. There are good ideas on this board. I'm not sure how to post many photos in one reply so there will be a few posts from me!

What's your budget for sprucing to sell? Rather than painting the cabinets, you could get new doors and veneer the frames - there are internet sources for the supplies that cost a lot less than the companies that sell that service, and it's not a difficult DIY project. Replacement framed shower doors can be gotten stock from HD pretty inexpensively. The tile being neutral is probably good for resale - I'd take that as the color pallette and make it look planned. What color is the counter top - looks like an ivory - that would work with beige neutrals, too. If you can change the cab doors and frame to a stained wood that blends and a beige/ivory neutral scheme, then you could use a couple of 'staging props' of green and have it looks like the planned 'spa naturals' trend. That would go well with the Green Tea MB, I think. I'd definitely change out the big mirrors - I still see them on Houzz from time to time, but to me they really look like the 80's without a frame. Cutting them down to allow you to frame them with picture moulding (stained to match cab's) on the sides and top is an inexpensive option, too, that could be made to look 'custom planned'. It's no harder to cut mirror than any other type of non-tempered glass, just remember to stop by a hobby shop first and pick up some fixative to spray on the mirrored back before cutting (this keeps the mirror finish from being damaged.) Decorative moulding to make the frames is also pretty inexpensive at HD and Lowes, and mitering for the corners is also pretty easy. Just a few ideas off the top - not exciting, I know...

Hello all - we closed on the house this week so was able to spend more time and discovered that the counters are actually much prettier in person. I had my contractor take and look and he said to switch those out would be a major job - might as well redo the whole thing. I also realized the color of the cabinets don't go with either the floor tile or the counter - they are closer to a blue. We can remove the doors and get those spray painted a different color. Any suggestions based on this photo and the previous one? Was thinking a light grey - or even an ivory. There is a large cabinet to the right that isn't pictured in the same color as well as a desk in the small room connecting the bathroom and bedroom. I don't have an issue with the color for the home office. Will have to paint the walls too but will do that anyhow with a new mirror and maybe lighting. Thank you!!
