Need help with Kitchen floor next to hardwood

Would you extend the hardwood into the kitchen? I never thought I would consider hardwood in a kitchen because of water/spills, etc. But my living room is open and right next to my kitchen.
My other option is tile, but the installation cost is extreme. I thought about LVP in a stone look.. but haven’t found one I like.
We are doing a walnut type stain and Taj Mahal counters.

My living room has the hardwoods currently.

Our hardwood has been in our kitchen, and the rest of the first floor for 38 years. It has been wonderful.

The acclimation you've been recommended to use is generally how we've done floors forever EXCEPT when using wider planks. As was noted above, have the plywood and wood checked. If they're too far apart the area can be dehumidified to bring the plywood moisture down and/or the wood will add moisture if it's particularly dry. Make sure the contractor is putting a vapor/moisture barrier (not retarder) between the concrete and the plywood. I don't recommend any barrier between the wood and plywood. Some pros have been burned using (probably cheap) water based finishes and refuse to use anything other than oil based. Others think you should use only the newest technology finishes and exclusively use water based. We use both. With a stained, hand-scraped White Oak, I would choose oil based polyurethane. No water based finish compares to the durability of oil modified. Considering the cost, it's a no-brainer unless you have special circumstances. As to staples vs. nails, we've used both and seen little difference in the performance. My preference would be for nails but the industry seems to have moved more toward staples.

Kim,,,it's very solid. just make sure the glue is spread to completely cover the plank. I have a few spots (like under the kitchen sink) where they missed the corner and it squeaks. They've held up great. I don't have dogs, but I have cats and have heard their nails burning rubber across the floor they go off on their tangents. I've spilled water, cleaned up their barf, spilled food, whatever, it all cleans up very well. as for dents, only if you drop something very heavy. but any wood floor will dent. I vacuum w/a Dyson, and then I use Bona wood floor cleaner on a mop. in the kitchen, i'll often take the scrubby brush and watered down Dawn to clean up spills or oil stains. no problem. no, I don't baby them. I don't wear shoes in my house though. I love my floors. just make sure on install they clean up all the glue residue. my guys were messy and lazy. had to call them back w/special glue remover and rag and go over the entire floor.

The wood is factory finished maple. And they are poorly installed OR the house just doesn't have the ability to keep wood happy....or both. Can you get more of the LVP? If you can, then this is your best possible solution. Maple is STUPID-DIFFICULT to stain. As in 'hair-pulling-crying-screaming' type of difficult. It can be stained VERY dark (harder to see the bad stain job) than it is to get a medium tone on it. It is apparent that you DO NOT like the wood. I don't blame you. That's a nasty install! So your best bet is to gear up for a full replacement. If you cannot afford the a full replacement (assuming you can get more of the LVP or something in the same colour range) then I would simply pull the carpet and get more LVP in there. Leave the wood alone until you can afford the FULL FLOORING replacement (ie. get all the floors the same). I know this is a starter house. I get that. That's why you want to deal with this as best as you can without killing your bank balance. First things first: is the SAME LVP available? If so...purchase it for the bedrooms. The wood can always be dealt with later. The hardwood looks to be in the kitchen. That's when you a STONE OR TILE looking LVP can be installed later...without looking weird. It is a much wider wood . Perhaps its just a floor put over the original wood floor? have you looked at the floor register to see if there is the original under that wider wood? or sanded that exposed wood to see what iy is? i wouldnt give up yet . if there isnt an original wood floor i would do Marmoleum for the age of your house. beautiful trim around the doorway and that lovely curved ceiling! editing to add: i see you are removing tile from the kitchen floor. I did the same in our 1910 house. That wood was probably put down over the original floor to give a stable base for the tile. Remove it and you will likely find the original floor. just a thought

No, I keep a runner in front of the sink area which makes it less likely to have water in the floors. Spills are cleaned up immediately.

I have hardwood in my current kitchen now because our last house already had them in the kitchen. In our last house we actually did have several issues with leaks that started buckling the oak. However, once the floor dried out well the swelling went down almost completely! (There was still a little squeaking in front of the dishwasher but we decided to not replace that section of flooring.) Anyways. What we learned was that it was a good idea to have water sensor alarms so you could catch any leaks right away. Under sinks, dishwashers, and fridges are the typical potential issues for leaks that will buckle a wood floor because it can puddle in the wrong direction and you probably won’t see it until you feel the buckle or see the water damage in the basement ceiling. Area rugs can help with wear and tear in the high traffic area where you do most of the work in the kitchen.

We considered running the current wood in the rest of the house into the kitchen when we redid about 7 yrs ago, BUT - our kitchen is a wide galley with the back door and door into the garage coming in. That foot path is so traveled that it would have required refinishing in no time, and a long runner down the middle to protect the “path” would have looked stupid. We went with a gray 12 x 24 tile instead. So do consider traffic patterns before you go with wood…

I’m another vote for continuing the hardwoods. I’ve had no issues in my various kitchens I’ve owned. However, chloe00s has a good point about traffic patterns. Still, a good quality wood, well-prepped and stained, should hold up a long time.

A quality poly finish like Bona Traffic or Ciranova Ecofix Plus with hardener is important.

I was hesitant about wood in the kitchen as well. We continued it from the rest of the house and I'm so glad we did. It makes the room so warm and inviting. No issues at all with water.
