Floor Plan Suggestions please :)
Comments (8)Thanks for the responses... bit more info.. What we currently have is in the first picture - if you compare that to the second/third picture you should be able to see the difference - the old house is in the lower right corner of the new plans. At the moment the downstairs of the house consists of 2 rooms, a front door leading outside and a door leading to the back garden, and that's pretty much it! There are no real limitations - the plan is to make it as big as the new plan drawings - as a guideline, I think that's 10ft out to the rear, and an additional 13ft to the left side. In terms of room layout - the extension can be one room (left side and rear) or potentially split up as much as required. Its a semi-detached house, so building on the right hand side is not possible - an extension on the front is not viable either. At the moment, its just me here, but the plans are for the Girlfriend to move in, and we also have a baby on the way (due in August!) :) Here is Wales, UK! Give me 5 mins and i'll add some more pictures to help you understand whats going on - i'll include some google maps views aswell....See MoreEnclosing second story living room to make additional bedroom?
Comments (44)Hi TIffany, first let me say how sorry I am you had to go through the fire and then get Covid, not to mention the gypsy-life. I'm glad you came through it with so much drive and enthusiasm. A lot of people would have just given up. So, you will have a dining room in that room. One of the things you could do to bring in more light is to have some lovely built-ins constructed (don't know your style) facing the window with mirrored doors and maybe a mix of clear glass as well to house your dishes, trays and ornaments. I assume you will have a chandelier (light!) and possibly some down lighting or spot lighting. I saw an interesting dining room, though I doubt this is your style, but they painted the ceiling a metallic gold. It was fairly muted but it reflected whatever light was in the room in a subtle way. I saw another application where the designer created a coffered ceiling but instead of paint the little squares were mirrored. It was lovely because in daylight it picked up the green of the outdoors and cast it about the room. You could also hang pictures with picture lighting on top, paint the room a fairly deep rich color and have the pictures pop that way. You might be able to do all of the above if you're careful. Also, could you modify the window and have a glass canopy at a 90 degree angle extend out above it so that even more light will enter. Alternatively you could put in a small bay window there which might bring in more light. Not sure what you're going for in terms of style....See MoreSecond living room?
Comments (2)Looks like you get a lot of light there. How about featuring loads more plants? could be really beautiful. i woulld add some very lighweight but generous sheers to the windows. I would also make it a reading room, no tv, and a music room. in my own mind, the room with the fireplace is always where one entertains guests, but that is just me. if you use the fireplace room also as a dining space consider doing banquette seating against the wall to leave more room for seating in front of the fireplace...See Moresecond living room location
Comments (4)Well, here's what we did in our custom design. I thought it was the perfect solution, as it put the non-TV room in the best space (southern windows, fireplace, piano, screen porch access), so it would get used more for everything EXCEPT TV watching, but the TV room was still "in the action" so to speak. I put doors on the family room so they could be closed so the TV wasn't heard throughout the house. I am all about semi-open floorplans and I loved how flexible this one could be. Unfortunately we couldn't build it (bid came back last August and was 20% higher than expected) but even a year later I still think it would have been a lovely layout. Also, FWIW, we had a bonus room designed upstairs that would have been a playroom/theater room, and an unfinished basement with the potential for a theater room down there as well. I don't hate TV, but when I'm cooking I'd like to have the ability to listen to something else. In our current home we have TVs on the main level and basement. The main level TV gets the most use. Unfortunately we have a wide open floorplan, so when the TV is on, nothing else can be. I even get complaints about how loud my cooking is (from the toddler). I would love to have another space that's easy to access and easy to close off....See MoreCor
