First Time Post - Feedback on Floor Plan for Timber Frame
Comments (19)Wow thanks everyone for good questions and feedback. Kirkhall: I fixed the door swings thanks for that. The split closets on the left bedroom are meant to be a storage room and then the closet for the room. In my latest draft my wife and I opened the right closet to make a nook with a window out back. Less closet space upstairs but we have a ton in the basement. As for the bedroom on the right we want to do a built-in bookcase where the gap is between closets. AlexHouse: All I can say is WOW :) The feeling we are going for is more of the rock arch over the range and then the pizza oven next to it faced in the same rock so as to extend the look. We are using thin sliced stone for the walls to save money. LauraJane02: Thank you for that idea but we still need to think about the door changes for the MBR. Still not sure what will work for us. The new layout is simpler and uses the space better but we arent sure how to shift it. Still taking ideas. AM.E: I dont have any good elevations just yet BUT here is a sample I got from one TF company we asked for a estimate from. Modified Home Plans It is close to what we want except wtill working on the front proch roof line. Overall though it is the correct feeling. We are doing SIPs except the roof in the walkway we are doing stick built. And the garage will be 100% stick. As for the open areas, thats the point of doing Timber :) at least for us. We love that open yet homey feel of the timber frame with trusses. Comments (13)My current house is "reversed" as well. It's 3-stories/five levels to maximize the ocean views. First level is the foyer/garage, half-flight up is the master facing the ocean, half up from that are two guest rooms facing the street, half up is a story-and-half great room facing the ocean (over the master bedroom footprint). Half-flight up from that is the kitchen, dining room and library, all with ocean and street views. Comments (8)Thanks cpartist... yes plan was kids would use the guest bathroom. It’s really not much further than the one they use at our current house so I didn’t think it was a big deal. We’ve never had double sinks in a master... I can see the appeal but on the other hand I kind of feel like I have enough to clean already! It is a cottage so 3 bathrooms on the main floor seemed like overkill. Comments (39)Allison, just saw your thread as I haven't been here in a while but I think if you're four years out, wait until your about one year out as you said. Lot of talk here about "forever houses" and how most really aren't because life circumstances change, same is true here. Mrs. ARG and I have GC'ed three houses over 40 years and those worked out but we bought two other lots with the intention of building but for a variety of reaons, sold them. But that doesn't mean you can't be getting ready and learning about residential design, especially the intangible aspects of it. And a thread on what makes for good house design https://www.houzz.com/discussions/3285825/what-makes-a-house-have-good-design As far as the arguement of "floorplan or no floor plan for the architect", every architect is different of course, but when that happens to me, it doesn't limit me as I'm looking at a floor plan more in DIAGRAMMITIC terms as oppposed to actual physical terms and asking question like "What do you like about this?". And then once I learn that, ask "Have you thought about this.....?" as I begin to freehand ideas. But if you have a plan, don't get too "stuck" on it and be open to other ideas. I've had clients that have said "But we've spent MONTHS on this", like the task is akin to washing a car with the more time spent on it, the better the result. Design doesn't work that way. As an example, here's an example of a client working diligently on a design(s) and what we (and I say "we" because it's always a participatory process) came up with.
