We are a family of 3 (my husband, my daughter who is 5), going to be 5 in a few days (twins are expected). with this plan, we are at maxi. lot allowance. what I like about this plan is it gives everything we wanted. 4 bedrooms, an office/in law unit, a quite/living room, a bigger, open kitchen.What I don't like is that it is a little different than most of the house floor plan where you can see the great room right away when you enter the house. I am a little concerned that it may not feel so open when you enter the house. We plan to have a skylight at the entry hallway, put a big art/wall mural on the wall of dinning room. this way the entry will be bright and there will be a focus point which is the art on the wall. Another concern is the dinning room/area. i have hard time to visualize what it will feel like since there is no window nearby although we will put 2 skylights (one is b/w kitchen and dinning, one is near the wall above the dinning area before entering the bedrooms hallway). what improvement can be done to make the dinning area more pleasant and normal. thanks.

Is it typical to have a 4-car garage for a three bedroom house? Are the lots big enough to turn at least one of the garages sideways? What is the closed off room behind the LR fireplace accessible only through the master closet? I would switch the toilet location with the shower location and you may also get a bigger shower out of it too. The husband's vanity could be smaller than the wife's. I would want access to the back porch from the master suite.I would also have an alternate entry into the master closet in the bedroom, I think. I think I would have the right garage enter through the laundry and combine it into a mudroom. Having a closet open so close to the bed in the right corner bedroom makes a night stand on that side impossible, and that little niche is kinda weird. I would resolve that. I agree about the breakfast room door. Put it in the great room. I would have at least one other exterior door in that greatroom to the porch. The kitchen layout looks odd with regard to island placement and size. I don't love the clipped corners in the lower left hand corner. All in all I think it is a decent plan, but those are my questions or concerns at this point.

but wish is had some FUNCTION to follow the FORM. I wish it had brick on the inside of the house to "ground" it and connect the 2 floors. That is exactly what is going on here. If you look closely at the main level floor plan you will see this. There will some sort of stone or brick veneer on the outer surface of the spline, and that will be both inside and outside of the house. So you are standing at the front door, and on your left is the stone. You walk in, the foyer is open to the 2nd story, and the stone continues on the left wall. On the first floor it will wrap around above the 3 sided fireplace, and continue on the powder room wall.

I have been looking at this and intuitively feel like the bedroom side of the plan could be much better. So I started a very rough layout. First, your numbers on the plan don't work to scale. So, I'm going to post this mainly for thought, rather than specifics, because the sizing just doesn't make sense. Maybe I am misreading it and it is 1:30 am for me! But. First, I would see if a front closet could be put in place over the high end of the stairway. Second, I felt that having a guest room where a guest has to traverse a public hallway to get to the bathroom, is not a good idea. So, I configured the bathrooms on the end of the house back to back so the guest bath could be both "guest bathroom" and "powder room" for guests. I also changed the dimensions of the office and guest bedroom a bit, but again, measurements aren't real accurate. Since I put some plumbing on outside walls, proper pipe protection and insulation would be required to ensure no pipes freeze in mid-west winters. That is easily accomplished with today's products. I also put a "cabinet" bed in the guest room to better utilize the space. An additional closet for storage then goes in the guest bedroom. I feel you are lacking storage. The extra sized garage provides nice potential for storage but not in heated space. This could accommodate off season clothing, sports clothing, etc. I put a bigger shower in the Master bath and made guest/powder bath standard 5' wide by 9' approx. size. Hope this inspires some further slightly creative thinking about the layout. I haven't tackled the other end of the house yet. Have a wonderful 4th of July!
