Comments (30)I think you have a real handle on what you want but a decision this big needs people you don't know and never will's opinion. Support and agreement is good and these folks know there stuff but it's your place you will live there. You never mentioned budget but for the kitchen I don't believe your prices include labor, electrical and plumbing, do they? I do know some people that paid more for the kitchen remodel around here that you can buy a simple tired home for. 12X14 sunroom. I was in the sunroom business and didn't want one for my home, sweltering in summer and stone cold in winter. Yes you can heat and cool them and watch those utility bills skyrocket. They look to be initially inexpensive but once you factor in added utilities it is more cost effective to extend with traditional construction with a large focal window. They will tell you they will appreciate the value of your property greater than traditional construction but now that they have been in fashion for a while they can actually be a deal killer. We are looking at homes and don't want anything to do with a sunroom. Glass is glass, the greatest heat loss is through the glass in a home, until they invent a high insulating glass that is affordable that is simply a fact. R-3 per pane, maybe, you do the math. Full thermal break or not. No one would build a room and put in R-6 of insulation in a wall. Comments (8)You may need a bigger dehumidifier. I live in a raised (or high) ranch and the lower lever can start to feel and smell musty sometimes. I close the windows - no point in bringing more moisture in to the room from the outside - and run the dehumidifier for a few days.Just be sure to check the bucket as it can fill up quickly. It seems to eliminate the problem for a while. Comments (16)Thank you everyone for your comments! Some things I hadn't even thought of! This house had absolutely no curb appeal when we bought it and we don't like the muted "blah" colors. I'm also not a fan of shutters, but every single house in our neighborhood has them. It wasn't until we went inside the house that we absolutely loved it. We knew we had to do something with the exterior, just didn't know what. Eventually we'd like to paint all the siding and brick, but for this year just looking to change some minor things like shutters, replace columns, front door, landscaping, etc. So many great ideas; this is a great starting point for us to tackle this Spring. Comments (9)How should we blend the addition to the current house? Carefully. You have two choices, reimagine the house as all new, or think how it would have been built with your changes incorporated. Your drawing shows a mishmash of new and old which I hope you know does not work at all. Also consider how adding a 40' wide garage will look extending off to the left as you show. Imagine how much better a side entry would be with about 24' of new wall and the addition above. It would look more like a continuation of the house instead of a monster of an addition.
