Comments (74)Here is how we ended up doing our J&J bath in a single story build. Original on the left, revised on the right. Originally the bath and toilet area had 2 doors, which we moved around to have those facilities behind 1 door. The kids still have their separate sinks with a small linen closet in between. I have been in a couple homes w/ similar set-ups and it still allows for some space and privacy at the sink area. Changing the plan around like this allowed us to move the entrances to BR #3 & #4 to the same hallway and close them off to the main living area with a pocket door. Doing so also allowed the BR #5 to be further isolated, which we will be using as a guest room. Comments (23)We currently have a similar jack and jill set up to what rmverb will have. The kids love it and it works really well. The guest bedroom upstairs has a doorway directly into the other upstairs bathroom. It has a small sink and then there's a door leading into the room with the shower and toilet. At the other end of that is another door with opens into a small room with a sink. That room opens into the hallway. That setup works really well right now and affords everyone some privacy while allowing hallway bathroom access. Our new house will be totally different though. The architect originally designed it so that the boys' bathroom was a hall bath. I said absolutely not because the bathroom would have a direct sight line to the guest bedroom and upstairs landing. I didn't want in the future to have two teen boys streaking down the hall and startling our frequent overnight guests. Our upstairs layout doesn't allow for a j&j though. We instead will have a boys' minisuite setup. Off the upstairs landing will be a barn door When you open it you'll see at either end the two boys' bedroom doors. In the middle will be the door to their shared bathroom and the door to the linen closet. I use the same sheets for their beds so having them share a closet for bedding and towels will be very convenient. The bathroom will have two sinks on a single counter. They're used to having their own so I think that will be best. At the end of a short hallway off the landing will be the door to the upstairs guest bath. It will have a walk-in shower, toilet and one sink. There will also be a door in the bathroom leading directly to the guest bedroom. Originally the architect had designated the boys' bathroom as the guest bathroom since it's right off the landing and didn't include door over their minisuite area. I insisted on the door for privacy. A friend of mine who has two older brothers told me that the architect was insane to designate that as the guest bath since the smell emanating from that bathroom once my older son reaches puberty will be enough to turn off guests. Comments (7)Hi. If you do have more than one kid one day, you’ll be happy they each have their own sink space and you’ll want a tub. You might want to print out a couple of pieces of graph paper ( maybe making each square one foot). Draw the space on the graph paper. Get some tub, door, vanity (etc)measurements and draw them on the separate paper…. Then slide them around. We drew a lot of these trying to figure out bathrooms. Maybe the closet gets shifted or turns into a reach in closet. Comments (37)Sheloves, unfortunately the master bath is pretty small too and we don't have room for a tub in there. We currently have a very narrow prison cell-like shower that we're trying to figure out how to work with.... definitely no room for a tub. There is a set of 3 large windows in the bedroom on the wall opposite the bathroom. We can't move the closet.... just not in the budget as it would requite redoing the hardwood floors, etc., which have just been recently refinished. The bedroom shown in the pictures is the largest of the kids bedrooms! The second floor is just not that large unfortunately.... we live in a city where they build up, not out. :-) If we had an unlimited budget I'd add a second floor extension but there is absolutely no way that can happen! Karen, I really like the layout you drew, but we can't move the toilet. We've asked them to make up some drawings pushing the bathroom out into the hallway, but not the closet, like what you have shown (without moving the toilet) but I think that option will be just as expensive AND we will still have a really narrow, cramped bathroom.
