Staging and Fresh Flowers?
Comments (10)Our house sold in three weeks in fall of 2008, a very down market. I only repainted one small bath that was a very dark color. I had three agents come through before I did anything and they told me not to repaint any of the colorful rooms, so I didn't. I did declutter to the nth degree, and then decluttered some more. I have four kids but staged the two children's bedrooms as if I only had two kids, so the rooms would look more spacious. I moved out all the stuff that takes up space but isn't necessary furniture in every room--the magazine basket, the dog beds, the sewing machine table, the small tv stand in the bedroom, etc. I took a staging class a few years ago, and used the rule for decluttering I learned there--every single closet, cupboard and shelf was at least 1/3 empty, there was nothing on the floor but rugs and furniture (no toys, no out-of-season stuff in bins under the bed, recycling bins, etc). Having four kids and lots of pets, cleanliness and keeping the house "viewing-ready" was my real challenge. I hired professional cleaners. They made things gleam that I didn't even know to clean. As far as staging decor, I bought new towels that were only for showings, fresh fruit for the center of the dining room table, and a few large houseplants and beautiful pots to put them in. I did buy fresh flowers for a bud vase in the master bedroom. Just a few, and only had to buy them two or three times due to the fast sale. Our house was NOT the nicest house for sale in our neighborhood, we had formica countertops and white appliances, old cabinets where others had granite and stainless steel, we had an ancient linoleum floor in the finished basement TV room, etc. It wasn't within our budget to deal with any of those issues, so I made sure the stuff I could do, I did. The house looked spacious, spotless, and cared for. Two "competing" houses on my block were still for sale a year+ later: one is clutter-free and staged, at least in the online photos, but is priced as if the market is high. The other has been reduced by 30K since it went on the market at an already low-market price, and is very very clean, but quite cluttered by house-shopping standards--lots of knick-knacks, family photos, lacy things and about a million clocks. My friend was selling her house--exact same floorplan as mine-- across town and didn't believe in staging--just some decluttering and fixing things that were broken, she didn't repaint her dark colors and I'd say her house had 20% more furniture in it than mine, lots of toys and out of season stuff neatly in bins, but still there for buyers to see.... her house never sold....See MoreWhite interiors - yea or nay?
Comments (10)Does anyone have dark doors on white melamine? I guess part of my concern is that the white will be too stark a contrast, but it's not like almond is going to be much better. I'm not even sure which color melamine I would pick if I could choose any color i wanted with the dark doors. The cost is high because their wood supplier is making them buy 40 sheets of whatever I decide on, so part of that extra expense is being passed to me. In other words almond is $8 per sheet more than white which should make it only about $160 more for my 20 sheets but they are charging me $375 to recoup the additional $8 per sheet on the other 20 they will be using on someone else's cabinets. Comments (33)I"m with Gr8day. I really like the stone, but your cabinets are so beautiful I think it would distract from their elegance. Perhaps your island with a different base color? Oh - but being marble, you're passing? That's hard if it's what you love. I've been paying on a slab of Emperdoro dark (I can never spell the 1st word!) for quite some time, for my bathroom. I've looked for years for something I love and keep coming back to it. I dislike specks, and granite is mostly specks. The marble speaks to me. Comments (28)Not only do we have the "in commerce" Beales Parks Yellow (BPY) in the Sacramento cemetery, we have Lamarque, Jesse Hildreth and Westside Road Cream Tea, so you can compare them when you come to visit us. I've been surprised at how short and twiggy our JH has been, after about 4 years in the ground, and how small the flowers are. I asked Jeri to confirm that we had the right label on our JH, which she did this year, since it grows so differently than I expected based on the photos of the mature plant. Since Westside Road Cream Tea has quite large flowers, I did not connect the two as possibly the same or closely related - although I agree that the growth habit for both is similar (short and wide).. If they bloom at the same time in the future, I will compare further. One thing I wonder about is the fragrance. If WRCT and JH smell different, they aren't the same rose. JH is in full sun in the cemetery - WRCT is in partial shade. Paula, it's good that you are putting yours side by side. Anybody who wants to see BPY needs to come early in our spring flush. It has a luscious grapefruit scent. It blooms early, and only once, with an incredibly romantic display of full, fragrant flowers dripping from cascading canes. It and Lamarque are true climbers. Truly humdrum found names (#42, anyone?) are not good. Far better to describe where it was found, such as the road or gravesite. Also not good is putting a class in the found name. Once we've had a chance to grow and observe it, a "mini" may actually be a giant Tea-Noisette (Fred Boutin originally collected "Le Pactole" as "Sonora Lemon-White Mini" and was stunned when it grew huge) and a "centifolia" may repeat bloom.
