Painting a 100 year old house-primer question

I'm about to start painting the exterior of my old house. It has new unprimed wood along with old bare wood but the large majority is layers of various other paints. The outermost layer is a latex that is peeling like a sunburn and I'm sure the layers under that are 25 plus year old oil and lead paints. My question is can I use an oil based primer to paint over old latex and oil and old and new wood to get a good bond for a new coat of water based latex? (With minimal sanding due to lead)
