We are just getting prices from contractors in NYC for our 35 sq ft (actually a little less since it's not quite 7 x 5) and prices are $7,500 - $20,000 from 4 different places. The bathroom is over 50 years old and we have just been living with it for a while. It's all contractor work, no DIY. We cannot move plumbing so the layout won't change. I'm not really sure what the $7,500 price includes since the contractor would really not elaborate beyond "a basic bathroom" that includes wall to wall new tile (what we have now). One vendor who did not do a site visit (only looked at photos) came in around $15K. I am waiting on formal proposals from 2 contractors that visited this week and I gave them the wish list below that does not include any fixtures choices or finish choices but they are steering us toward custom and semi custom. One vendor said not to spend too much since we could price out the market for resale (we are not selling anytime soon, if at all) so he came down to $20K from $25K. There is one more contractor on the list that we plan to call for an estimate. A neighbor spent $40K on her bathroom. I have not seen it but just heard the price this week so I will make it a point to visit to have a look. replace bathtub/drain & replace fixtures, adjustable rain shower with separate handheld replace medicine cabinet make laundry hamper area into storage (framed with shelving) demo wall to wall tile, replace tile add recessed storage on rear shower wall install new lighting paint entire room (replace bathroom and bedroom doors - only two doors in the apartment so they should match) replace metal towel bar in shower replace storage cabinets (towels & other products) install vessel sink and fixtures add handheld sprayer for toilet (may get washlet seat if elongated toilet will fit) cover and tile over pipes; add mesh venting remove shower door (install curved shower rod) replace ceramic towel bar (8 hooks?) & switch plate add vertical toilet paper holder upgrade & add electric outlets (2 x 2); not on same circuit as lights Labor only estimates so far: $12,650 $13,200 Materials $3,355 (low) - $7,355 (high) One GC sources and stores the materials which seem to be at least 25% -50% higher for some items than I've seen locally. This old thread got revisited. @dani_m08 to answer the question about extra probe, I believe I ordered an extra one when I bought the set up. The probe wire is just setting in the junction box I think but honestly I cant remember. When I laid out the underfloor heating and the probe, I just ran another probe near the first probe, and it was then sealed into the floor self leveling compound as per instructions. then the end was just threaded into the wall like the one that would be live, and not connected, but just laying there in the box. Regarding the tile layout. I just decided to run it this way, after getting instructions on the 90Degree way, IIRC. The herringbone that I love is from my childhood and the side walks in my neighborhood that all ran at 45Degree. so that to me is herringbone. I know you posted on @sochi thread about her amazing bathroom and a wall mounted faucet. I would totally do it if I had the right sink for it. In my case I had made my sink out of soapstone and an integrated backsplash. The pictures of this bathroom reveal are no longer available because of the use of photo bucket, when it was Gardenweb. I did not keep my account with photo bucket. I'll add some of the reveal pictures so you can see the sink and floor. Regarding the sink there is no ledge for water to drip from my hands when using the faucet. The water drips right into the sink. In my other bathroom with a deck mounted faucet I am always wiping up drips and it is a nuisance. I much prefer the setup for this sink. Below: I love the flush finish from the faucet to the bottom of the sink. nothing drips on a counter or edge of a sink. Below: looking in from the doorway. Below: Here I am finishing up the sink. the backsplash was epoxied on as a separate piece. The whole soapstone install in the room took next to nothing to buy as they were all small pieces that I epoxied together with a 3 part stone epoxy. Below: this is the counter at the tub, and is in 2 long pieces but I was able to epoxy them together at there edges to make a wide slab for the top. All the soapstone was finished with a 60 grit sandpaper to be rough and this lovely soft tone of blue/green/gray/white. I did not oil it so this color tone would remain light. Below: If I recall correctly @sochi helped me decide on this Hubberton Forge Mirror. I have 3 different metals in this room, but they are all a cool silver to black color. Below: the center of this tower shares space with the kitchen on the other side of the wall. there is also some extra space that houses some electrical wiring. this is an old simple house. this bathroom was an add on when it got move to the farm in the 30s IIRC. The plumbing was all rearrange and some of the details that were orignially there I kept but updated it, such as this tower feature. The old one went and the carpenter did a wonderful job with this one. Below: This feature was another thing I kept from the old bathroom but flipped it from the other end and had the carpenter put drawers in it. Before it was a hell hole. things got lost and the build was soooo old and creapy I didn't like using it for storage. Now it is perfect for storage.

Trance: I was determined to keep our small pedestal sink when it's moved to the corner, and I am probably going to go ahead and do that at first, but I decided yesterday that I would eventually put a vanity there. What I'm going to do in the meantime is keep the medicine cabinet/mirror on the same wall it's on, then add another one where the sink will be, only a bit bigger. I think there will be enough room in there for things that go in the bathroom, besides cleaning supplies, and the towels and clothes should have plenty of room on the shelves above the toilet. moccasin: No, I never open the window, and husband put one panel of the curtain back up there for now, because the wooden edge around the window was getting soaked, and, though we will probably get rid of that wood eventually, for now we don't want to be causing damage to it (eh, just in case). I love the idea of SHELVES in there, thanks for that idea! There is no other natural light in the bathroom, so I do like that bit. But, yeah, I can clean the windows from the outside, I just have to open them from the inside. They are very good insulation in themselves, I believe, since they were put in by the city due to airport noise. So if I took the inside window out of the equation, I'd have quite a bit of room in there. I promise I'll post a pic this week soon, so you can see what I mean. Put up the curved shower rod even though my new curtains have not arrived and it makes a HUGE difference. I still want to replace the vinyl stuff hanging from the window, though, because even though we only use one panel now, and it's flat against the wall, I can still elbow it and it's cold. I need to find out what the name of that material that a lot of hotels have in their showers and maybe cut that down to make curtains that fit the windows. Unless anyone has any other idea for a material that won't be cold to the touch and also won't let water through? :) The best news, though, is that a lot of this stuff doesn't have some ephemeral "eventually" to it. Husband gave me a budget today, and a GC is coming in 2-3 weeks (after he finishes some stuff for us on a rental) to give me some estimates. The budget won't allow for a full remodel, but it will give me a lot of working room, I think. Still have to be careful, though. :) Costs so far: -~$25 for the curtain rod -~$25 for the tp/magazine rack -$6.97 new shower curtains from k-mart -~$80 for shelves above the toilet (a little high, but I was desperate at that time, am a tiny bit more patient now) I should probably make a blog, huh? :)

Lovely! I like the classic white tile and porcelain and how you used furniture pieces in the bathroom. I love that the storage at the end of the tub has pull-outs that can be reached from the toilet. Your custom sink and backsplash and counter are unique and beautiful. Yours may be the first bathroom sink I have seen in which a small or medium dog could be washed! That is a good thing! I showed your pictures to my DH because I am thinking of classic tiled walls with a chair rail for when we redo our bath in a couple of years. He liked it! I was expecting him to say, "too old fashioned." He did not, he said it looked nice. From him, nice is a compliment. He even liked your rows of listello. I was just at the Tile Shop's site the other day looking at the Hampton tiles because someone was selling some on Craigslist. I am hoping to do as you did and get what I can cheaper there, and fill in the rest from the store. I can see that you worked very hard to secure all of your materials - and then cut the floor tiles to size and culled the Hampton tiles, too!
