Comments (18)Mike, you have a nice space there. Lots of light and plenty of cabinets for a first home! I think with a good paint job, your cabinets will look very nice. My only suggestion is that if budget allows, you do the floor after the paint job (less prep of the floors!). However, if there is only enough money for one of the three at this time, I think you are right in doing the floors before moving in. Rantontoo's point about the floor being raised is a valid one. I am sure the installers will tear out the laminate, but nonetheless make sure there is enough room under the dishwasher. You could box it in and then if it ever needs to be removed, ruin your new floors (pre or site finished). Comments (13)removing windows and putting in a door is easier than vice versa. remove the brick, frame out the area for the door, install. if you want to bring up the floor level,(what do you plan on doing w/the fireplace? you would have to redo it and the book cases) for the new floor, they would have to lay joists, sub floor, and flooring to even it out to the other. At this point I would advise you to replace all of that white tile and do the same flooring throughout the first level. can you match the wood you have in the other room? .Oh, demo of all that tile? 1-2 K (can't see how much you have) remove a window and install french doors, about 2-4K. building a banquette? have no idea. 1-2K? new table, custom made cushions, etc. I don't mind the sunken part. I'd do the french doors and close off that other door by the nook. would be cool if you could extend that whole side of the house further out another 6-10 feet. I'd rather do that than raise the floor level. i'd also widen your stair area leading down. on the living side, you could do something like this w/stair sides (little built ins) install a cool beam above it: or move the stairs to one side If you replaced your windows w/doors, you could do one large sofa, and place the two chairs as you come down the stairs. (that's why it might be nice to move the stairs off to one side, gives you a bit more space. or try this layout. you may have enough room to walk behind the other sofa in front of the doors. Comments (4)@megs1030 The Kichler pendant in the picture is 15.75" Height x 10.50" Width. Island is 94"x 41" and ceiling height is 9 ft. Table is 48 in. This set will be replaced as well (the idea is to get something with a combination of white and brushed nickel or stainless still but same size). @acm Those look great. The island pendants and the nook light fixture are only 8 ft apart (from center to center). I'm wondering if switching from what I have now - mini pendants, 7" x 4" - to something much bigger as these Kichler ones (mentioned above) won't look too busy when combined with the nook. They look great but I don't mind finding something smaller if that is what it takes to bring the perfect balance....See Moreneed help with kitchen floor tile
Comments (24)For site finished wood floors you need to work with a flooring contractor and not a big box store. They will install unfinished boards and stain to match the olds ones. Try to find a local company that has been around for a long time. The guy I used in my previous city/state was the third generation running the same wood floor company....See MoreHope B
