Comments (15)I would suggest going thru each project thoroughly going down to each little detail and price it all out. I have a feeling along with others that your budget will get eaten up with one or two of those items. If it was me id prefer to do everything at once. Unless your okay with having work constantly being done. Reworking all your plumbing is going to be a large chunk. Reshingle the roof is 10k+ easy. Depending on type of flooring can easily be 15k+ for whole house. That right there is essentially you entire budget. You might be able to fit in the AC and water heater but you havent even touched the bathroom or your kitchen yet. And id be cautious of who you hire too. Lots of hacks out there that either do a poor job or can run up the bill fast. Comments (111)I'm not familiar enough with long term growth of pencil holly to know how long it would take for them to achieve a size that is meaningful for your house. At least they're skinny and could fit in the tight space in the side yard. But really ... grass and mowing in a narrow area that is all slope? It seems so impractical! Comments (34)Designing is like investing in the stock market in that doesn't matter what happened yesterday but only matters what happens tomorrow and in the future. An investment mistake doesn't get better by being preserved. The questions is always, "What's the best way forward from here?" Sometimes mistakes can be too costly to fix and one might opt to live with them. But if there is a fix and it is reasonable and it makes life better, then it should be considered. Sometimes there are cheaper ways to fix things than one realizes so they should not shut down options until all are exhausted. I would not worry that seemingly a mistake might have been made with driveway placement. I'd just look at options from here on out and maybe a future brainstorm will result in a palatable solution. What matters is that the site planning and hardscaping are arranged and organized such that they function smoothly and look good and whatever those solutions turn out to be, planting will adapt. Planting is a bit like upholstering. It's going to conform to what underlies and precedes it as fabric will conform to the structure and cushions of a couch. Therefore, I wouldn't be too concerned at this point about the size of the lawn. I think you'll have opportunities to make it as you wish so long as you arrange buildings and drive in a way that is efficient and sensible. "Do you see any problem doing this but bringing it all in closer from the road like shown?" In a word, yes. It looks neither sensible or efficient. If there was going to be a drive paralleling the road and close to it, it's redundant and not efficient. The drive is getting far enough away from the entrance that it's beginning to warrant its own separate entrance and skipping the connecting drive. It would be helpful for you to justify the outbuilding positioning in that last pic so I could understand what's driving the decision. Also, answer about whether the barn/garage can be a single building or must be two ... or if the garage already is part of the house. I'm confused about that. Comments (11)herbflavor - (1) and (2) are correct. Dimensions are an option. One other thing I want to do to the floor plan is make the 1st floor accessible which means adding an elevator or lift somewhere from the ground floor (the first floor is raised over 14' from the ground level - garage underneath) and clear width hallway, bathroom, and at least one bedroom. So if that requires shrinking the kitchen, I think there's plenty of room to do that successfully with all that excess floor space. I'm not sure how to "square" the island? Do you mean make an "L" shape? Or a huge giant square? The big question for me is the downdraft - is there a powerful enough downdraft to really work on a high-end range or cooktop? (Probably a cooktop - we almost never use the oven in our range) Probably a double wall oven like our current - top microwave, bottom convection oven. Probably 2 sinks - one for prep, one for cleanup near DW Pam A- Which way would you suggest the "U" open up? I'm having trouble picturing this. We cook mostly breakfasts and dinners. Not much baking or desserts, but roasting in the convection oven, often. I'm trying to find the layout of our current kitchen that GW-ers helped with back in 2007 but I can't see back that far and no idea where the plans are three computers later. It's a galley with one side being an island shaped like this one, but longer straight length, with the range in the middle with a giant hood and prep sink to the left, across from the fridge and pantry. mark_rachel - Yes, why yes it is.
