Comments (34)I have to say that I am not crazy about the round table in the middle of the chairs. It feels like the arrangement is fighting the shape of the room and the rug. Don't know if this would work, but I would turn the rug to run the other way in the room - long side running parallel to the double windows on the end. Then place the chairs side by side on each of the long sides of the rug - on square, not angled. Tables and good sized lamps between each set of two chairs for drinks, etc. No table in the middle. By keeping the seating toward the left side of the room ( as we look at the last floor plan), it would allow bookshelves to go on the long wall to the right of the window at the top of the floor plan. One other thing, just for grins. If the four chairs are identical in size and design, just different in color, I might try switching out the cushions - light cushions on dark chair frames, and vice versa. Comments (7)Do you need the door that's swinging into the kitchen from the mudroom area? That seems to limit what you can do with the island. I'm assuming the range is on the same wall as the fridge? From the picture I'm not certain on island clearances. If you have enough clearance on either side of the island, it might be nice to have it wider near the range with a prep sink. Also, you could put seating around the end rather than in a row facing the window. So rather than just rotating the island, you might want to consider what shapes fit the space best and provide you with ideal seating and prep space. I agree with GauchoGordo that you might consider eliminating the sink wall cabinets as they might not be necessary and could really open up the space. And that you might need some space between your fridge and the wall. Regarding finishes, I think a craftsman style home with oak cabinets sounds lovely. If I were aiming for craftsman, I'd look for a dark matte countertop like soapstone, slate, or honed granite. Comments (8)As shown in your sketch the stone would look odd. As the heaviest material, literally and visually, it should come all the way to the ground. You might be surprised that the stone patio may not be that much more expensive than the stone pillars. Doing all 4 sides of a pillar requires a lot of stone. In other words you can do 4 times the distance along the face. You can do the stone wall with a concrete patio and steps then install stone treads and patio later....See More2 window LEAKS in new construction contemporary. see video. pls help!
Comments (107)I still don't see how water on the inside sill could be caused by the stucco installation if flexible self-adhering flashing was properly installed over the nailing fins. Has that been eliminated as a cause yet? I am suspicious that self-adhering flashing might not be used in this location. IMO exposed sealant is little more than a gap filler in the long run since the sealant will eventually need to be removed and replaced. Such details are inappropriate for buildings that will not have on-going maintenance programs, budgets and building managers. There is a price to be paid for clean modern minimalist facades and the systems are changing so fast its difficult to understand how to install them. It wasn't so long ago when window manufacturers refused to provide installation advice but then they discovered they could use it to void warranties. I think they are by far the poorest source for that kind of information. If they knew how to build buildings they would design better windows....See Morehartcm08
