If you are mechanically inclined and enjoy doing it, you can get the parts and repair it, though the motor may also be shot. Most people will just replace the pump. If the impellers and the housing are both damaged, a new pump will be cheaper than repairs. If you are actually lifting the water 30 feet, you will need a deep well pump. Otherwise a shallow well pump will work fine if the lift to the pump is under about 22-25 feet. Hard to say just what happened, but quite likely water was left running somewhere and exceeded the well's capacity and ran the well dry, then the pump continued to run until it seized. If your pump is above ground, then there will be nothing down the well. Just a foot valve at the end of the intake water line in the well. You will want to check everything out and find out if you have a water leak somewhere or if a faucet was left on. There could also be an air leak on the intake side that caused the pump to lose its prime. If you use the water for household use and not for landscape watering, check out your actual pumping needs. A 1/2 or 3/4 hp pump may be quite sufficient. Using an oversized pump for your needs will shorten the life of the pump, so check out that you have the correct size for your pumping needs. 3 gpm. is generally sufficient for household use and 7 gpm is sufficient for yard watering through a hose. If you have an automatic sprinkler system, then you need to make sure the pump has the capacity to fill the needs of the sprinkler system. An oversized pump is also more likely to pump the well dry if it has limited flow. If your pump is away from the house where you can't hear if it is running or not, I would advise replacing the pressure switch that comes with your next pump with a low pressure cut off switch (costs about $25). It looks and works the same, only it will shut the pump down if the pressure gets under about 10psi. This prevents the pump from running dry and burning out. These switches have saved me from buying 3 or 4 new pumps in the last few years.

Hello everyone, I recently bought a piece of land that came with a water well that runs on generator. My problem is when I turn on the generator the water would only come out for about 10 minutes and then the pump would stop pumping automatically (so water stopped flowing). I have to unplug and plug in the power for it to start pumping again. I noticed that the psi gauge is all the way up to 100+ when the pump is on and around 85 when the pump is off. Im assuming that that's way too high, so I tried adjusting the pressure by loosening the spring but that only triggers the switch to go on and off, on the off consecutively when I turn on the water faucet. This is my first time working with a well pump. Can anyone with some experience suggest what I should do? I know I can always call the professional to come out but I was hoping this is only a minor problem and can be fixed easily with some help. Someone had suggested that it might be waterlogged, but the tank is only holding about 1/6 of the water on the bottom when the pump Is on. I'll try to include some pics.

Living on well water is a little more complicated and requires more maintenance than municipal water cause you have to keep the water nice and safe. I'm curious, no test for bacteria? Good that you have your own lab test... Hit the Yellow Pages and call at least three local water treatment pros. Make sure you call at least one of the big dogs like Kinetico or Culligan for comparison and at least a couple independent pros. DON'T TELL THEM YOU HAD YOUR WATER TESTED. Give each an opportunity to offer suggestions and provide you with a quote to meet your water treatment needs. IGNORE ANY THAT DON'T TEST YOUR WATER THEMSELVES as they can't speak intelligently to water treatment without knowing what needs to be treated. Ask lots of questions. Softening the entire house or just the water heater (bad idea)? Warranty, parts & labor or just parts, how long and on exactly what? Install, permits required, licensed plumber? Routine maintenance and costs? Do they stock parts? Response time for emergency (water leak) calls? If they don't explain things to your satisfaction that is a good indicator of how you'll be treated after the sale. After they've gone use your water test to compare with theirs. Are all your treatment needs being addressed? Ask your neighbors if they have any water treatment experience. They might tell you who's good or who to avoid. How much heat you need depends on your location. You've already beefed up the important part: the insulation. I'm assuming that you put the lions share of the insulation overhead, as that is where it does the most good. You might also install those pink foam sheets internally against the walls and ceiling. They won't get wet and soggy from condensation like fiberglass or cellulose and will provide better R value. The hottest bulbs that you can burn are halogen. So look for some full voltage halogen lights that you can put in there if you are in a really cold climate. Otherwise plain old incandescent will do, if you can still find them.
