Comments (33)thanks for the responses. Lyfia, interesting idea about doing open shelves instead of uppers in order to get the bank appraisal. I will ponder this. Trebuchet, the builder actually worked with us and the bank throughout the loan process. They get their draws directly from the bank. They know we need the appraisal, unfortunately. Aloha2009, in our state (Florida), the buyer comes up with the difference. We just had friends who bought an existing home and the appraisal came in less than the sales price. The seller wouldn't lower it at all. Our friends really wanted it, so they had to come up with an extra $15,000 to cover the difference. The seller was under no obligation to lower the price. According to our bank, if the appraisal comes in low, we must cover the difference to get to the purchase price. If we can't, then the loan would fall through and we would lose the house to the bank. Crissyb, we couldn't get someone to install a different kitchen before the appraisal because as weissman said, we do not own the house yet and the builder is under no obligation to let any other trades in to their work site. I also do not like the thought of the waste of tearing out the builder's kitchen after move in, which is why I was considering still using the boxes and just replacing the doors and professionally painting them. SparklingWater, thank you for your pricing comparison. Did you have upgrades like dovetail drawers, soft close hinges, plywood,ect? Our current quote includes none of those things. Weissman, The mortgage was already approved, but with new construction there is another step at the end where a second appraisal ensures that what was specified in the contract is what was actually built, which protects the bank. Comments (22)Shenandoah, I sell RE on and around Lake Norman and Charlotte. What is your MLS #? I would like to take a look at the listing. Also, if you are located on Lake Norman, did your agent explain to you that there are 7 years worth of inventory of just waterfront homes? Right from the start, you have a 50 / 50 chance of being a winner or a loser as far as geting the home sold. Like Chiuse said... you CAN NOT chase the market downwards. You have to price it a bit below market value to get serious interest. What Buyer in their right mind is going to pay market value for a home, knowing that in two months it is going to be worth less. They want a cushion. They will get it. From you, or from the guy down the street. Do not sell the boat slip to your neighbor! If you do, you just decreased the Buyer pool even further. Buyers are making their decision on one thing and one thing only right now, and that is perceived value. In other words, price. It is not true that you can not sell your home. you just need to price it right. A lot of agents do not know how to do this in a market like this. Your appraisal of 12 months ago means nothing to no one. Throw it away. Find what compareable homes are selling for, and then price it at least 15% under those. You need to sell. Interest rates are going up. Each time they do, your Buyer pool gets smaller. Do not get caught up with lowering your price little by little, and never being in front of the curve. You spent your savings and borrowed money for the stager. You need to sell tomorrow! Do not let yourself become one of those that gets foreclosed on or forced into a short sale. Comments (33)I just went back and had a look at the garage door. I absolutely disagree that it looks faded and blotchy but then I am a person who loves subtlety and things that blend, especially when it comes to garage doors and garages. So from the photo, I like the way it is. In fact, often I find that a garage dominates a house and this is something that I particularly dislike. A house is for people not for cars and when I feel that a car is somehow more important and the people are living with one, including its fumes, I look the other way. Comments (48)My husband is from that part of the country and while agree the cost is high for someone making a medium income it is not unreasonable for a two income family. Especially if you keep in mind property taxes are reasonable compared to a lot of the country, we currently live in Illinois taxes are so high here, second point Washington state does not have a state income tax, we are paying 5% here. And housing cost in our current town you will pay about 400,000 to buy an older home and tear it down. Property taxes on my street are between 10,000 and $27,000 and most of these are modest original homes. Although we live in a great town where we are two blocks from great shopping, dinning and entertainment it does not negate the winters, muggy summers, high tax’s, low topography (no mountains) and more politicians in prison than in any other state we can’t wait to move west. For the same house money we can have an in ground pool lots of sunshine and save money on our property taxes...See Morepractigal
