Comments (72)Oh my god!!! same as we had. we had three neighbors one an ex-cop and their 11 year of daughter all watched as Alex and his buddy carried off my Travertine 19 pieces of pool coping. Gary and his son Tom called me a liar and told other customers I was a crazy Anaheim hills lady making wild accusations. They covered it up, but eventually had to admit and replace the travertine. 6 months of stress and aggravation and tears, but eventually the pain stopped and they left. It didn't need to be this way. We put cameras in after that! The cement guy did not use rebar and everything cracked within days everywhere...they also tried not to put the drains in around the pool. Check their work...the drains have to be connected...mine were not....we pulled up chairs and sat down and made them redo the drains. They still missed one. I am so sorry that you are going through this too. They took all the joy out of my pool for me. Don't use their pool start up guy Fred. Pick your own. He charged me $375 to pour two bottles of muradic acid into my pool. Apparently that is start up. Do it yourself....See MoreHow much longer...
Comments (5)Is there any way you could make 'Home' a less cushy place for them to live? I guess I'm seeing a clean line between "independent adult" and "dependent child" -- and clearly your two want all of the benefits of each role without the downfalls for each role. In other words, a dependent child doesn't have bills, but they have a few chores, a curfew, and supervision. They don't have the right to tell Mom & Dad to "Butt out!" because they are dependent children. An independent adult has much more freedom, but also an adult's share of the responsibilities. So for a household of four adults, each adult should contribute about 1/4th of the work. For some, that would be income from a job. For others, it would be housework and yard work. For most, it's both. Would Dad agree that this is a reasonable view? Would the kids? Comments (61)Don't waste your time ladies and gent.... She knows her BF is a deadbeat and she supports him. I wanted to say the same thing so badly. Life together, Quirk stated "you get to see how your partner parents. Not how they say they plan to parent, but how they actually do parent." Why are there not enough clues for you? It is all these types of things that happen over time you get to see and scrutinize to determine if this is the kind of person you want to plan a life with. What you are doing is deciding you want a deadbeat dad for your own child(ren); you are deciding that for your own children, you want not only a deadbeat dad but one who is emotionally abusive to them and to you; you are deciding you want a man who is so controlling you stay confused most of your life and there is no way you can possibly do anything right because he finds something wrong with everything (the subject of his daughter is only the tip of the iceberg); you are deciding you want a man who does not consider your time, your feelings, or your existence as a human being who deserves any kind of respect; you are deciding you want a man who use his passive/aggressive tactics to constantly keep you feeling guilty and make you think you are the one always in the wrong; you are deciding you want a man who will bad mouth you to your children, family, and friends. You are not special. You only fool yourself into thinking you are because you are the person with him and you just loooooove 'im. But when the two of you break up (unless you take his abuse for the rest of your life), you will see him do the exact same things he has done to his ex and his daughter. With each of your subsequent posts, you make clearer the things you stated prior. I don't know why we have to pull your teeth because some of the initial posts have lacked information we would need to in order to satisfy what you expect from us. They also made you look like the bad guy. A little of that part I still question but really think those circumstances were created out of your desperation to finally do something that pleases him - a man who cannot be pleased. But this is getting worse by the word. Sylviatexas had him pegged from the beginning. LOL I should have known better than to second guess her. There is nothing to figure. There is nothing to try an remedy. There is nothing to talk to him about to try to straighten out. The only thing for you to do is decide to stay (all the things you are deciding you want) or go. Comments (15)A couple of follow up points... A bird in the hand is better than two in the bush. A sale today without marketing has real value. You will have access to the equity today and can use that money in the build and you will not have to worry about the difficulty of selling the home. Additionally, a sale without realtor's commission has real value. These two things give you some leeway to make a deal that nets out being better for both parties. You can give a discount because you are getting real value above the traditional sales method and if the buyer is flexible he can also get some real value. However, depending on the financial situation and your local real estate market, it is entirely possible that you will lose money doing this. You note that your house is paid off, but in a rent back situation you are going to have to make rental payments and probably at the market rate. It is entirely possible that given enough time or the right market conditions this will destroy any value you receive. ---- There are other options out there. Residential real estate has relatively few and pretty simple transactions, there are many other sales arrangements out there that are atypical for home sales but fairly standard in commercial real estate. For example, you might do an option contract on the property with a guaranteed sell by date. In that case he would pay you some amount today (usually between 5% and 10%), this secures his right to buy the property at a later date for a set amount. In a residential transaction that payment would probably be a credit toward the purchase if he agrees to complete the sale and would be held in escrow by the attorney. You agree that you will offer the property for sale no later than X date, but may offer the property for sale on any date before that with a 60 day notice (or whatever you are comfortable with). If he passes on purchasing that day he loses the money. Inspections would be done when the option contract is executed and you will have a refund period just like a typical contract but the final home sale wouldn't have an inspection or an appraisal contingency. He can still pull out at any time, he just loses the option payment he made. This protects him from things like a slowdown in the economy or a major loss of value on the home (he only risks the option payment he made), and incentivizes his going through with the sale. It also means you don't have to make rental payments. ----- I used to do options in rental properties quite often. Frankly, I just find the houses that look like they could use some money and offer them a few thousand dollars for the option to match any offers when/if they sell. Nine out of ten times they just call me up and ask for an offer before they even call a realtor and I get multiple properties close together over a period of a few years which really lowers my costs. Note: To relieve my conscience I only make fair offers, I am not trying to take advantage of people and although that certainly costs me money, I do sleep better at night.
