Comments (29)Okay, this is where I'm at right now. Let me know if you think I'm on target now. The only thing I'm unsure about it where to go refrigeration wise if I can't make the Thermador Freedom columns work in my kitchen. What's the best fridge quality wise if going with a side-by-side while not having the stomach to pay Sub Zero money. Kitchen Aid or Jenn Air pro? I have a two year old Jenn Air in my current kitchen (Amana with the fancy handles). Also, is it a no-no to do a built in look and have the water and ice in the door? Comments (22)Hi all, Just wanted to chime in on this thread. I am starting my 3rd self-built home project. (Yes, I need to have my head examined) I run a remodeling company so it's not completely insane. Previous comments about kitchens and baths being core expenses are right on the money--- so to speak. They are expensive. Building one in an apartment and then a new one in your finished house is really shooting yourself in the foot. Try this instead. Build with the foot print of a 3 car garage, say 38 x 25, but only utilize the space a two car garage would generally take up as garage space--- 25x25. Use the 25x10 part to put your permanent stair, a foyer and your permanent kitchen in. Now you can think of the space over the garage as a second story of your finished home. You can get 2-3 bed rooms and a bonus out of the space with a hall bath. Unless you really need an apartment this approach can save a bunch of cash. Someone was asking about standing seam metal roofing. If you use the commercial folks you see on TV expect to be asked to pay $65 a square foot. I had one come out and give me a quote just to check it out. It was a real manipulative "hard sell" with all these "bonuses" and "programs" available "if you sign today." Be very careful. No matter how you slice it it's a rip. Either HD or Lowes will special order metal roofing for you. Its's not hard to install. (Be careful, wear sneakers and don't bend down on your knees, it is really slick.) If this is your forever house, install 40 year architectural asphalt. It looks nice and will likely outlive me. Comments (17)Even in the face of falling home prices, we decided to continue living in our current home and NOT put it on the market until our new home was ready. Financially, selling earlier MIGHT have made better sense but 1) I absolutely do not want to move more than one time and 2) I cannot stand the thought of real estate agents walking strangers through my home! Besides which, I'll readily admit that I am simply not a good enough house-keeper to keep my home in "showing shape" seven days a week for weeks/months on end. LOL! Being able to clean it up, paint it up, and showcase it after we move out (as opposed to showing it full of all our junk) will probably balance out whatever equity we lose due to the falling market. At least that's what I told DH and since most of the JUNK is his and he didn't want to put it in storage for 9 to 12 months AND he is no better at housework than I am, he let me convince him. Luckily, we were within a couple of thousand dollars of having the mortgage on our first home paid off before we signed a contract for the new build. (Would have already had it paid off but three years ago, when we found the land we wanted, we discovered it was a whole lot cheaper to refinance our house and purchase the land outright than to get a land-only loan.) Since we won't be faced with the possibility of two mortgages, that gave us a lot more freedom. Fortunately too we're in a part of the country that hasn't been hit too hard by the subprime mess plus we're in a university town where rentals are at a premium so, if we can't get a decent price for our current house when we're ready to sell, I'm 100% sure we can keep it rented easily enough. In fact, I've been advised that holding onto the old house and renting it out would probably be the smarter thing to do financially. Comments (28)ncrealestateguy, thank you for money saving tip on pool chemicals. I will check out the poolcalculator website. This will hopefully offset some cost in running pool equipment + in pool opening/closing. The previous owners spent years on building the pool and the surrounding deck and waterfall. I wouldn't want to undo their hard work by filling in the pool.. stir_fryi, our house is in a nice neighborhood, which is surrounded by woods. Our 1 acre is cleared, mostly flat land. Kids can definitely ride bicycles and play football on it. (Occasionally, I see neighbors' kids riding small motorcycles in their yard & on the streets in our neighborhood. What luxurious toys they have!) Edit to add: Given the current housing market, if we sell the house now, we would most likely not gain anything financially (after factoring in all the costs related to selling & moving). If the current market were similar to 2004 or early 2005, we would probably be able to pocket some profit, but I don't think it would be close to half million..
