Do you have pics? Are other places selling? What does your agent recommend?

If there are obvious pet stains (and smell) I believe that would be a factor.

As cmarlin20 suggests, ask your realtor, and ask what the average time to sale is in your condo complex. Some condos just don't move very fast and you have to wait it out.

And OP--Yes, those stains are very obvious and very much a turn-off. In looking at the pictures I can't help but wonder if there was some sort of murder that took place or some other disaster. It also looks like the carpets need cleaned and re-stretched. I'm wondering if there is not a pet odor in the carpets also. Not the best photos overall.

There is a 3 bedroom unit in the same complex asking a few thousand less than yours with stainless appliances. I don't know what others in your complex have sold for, but your unit does look very dated.

Being that it's dated, if it doesn't smell from the animals it would not be a turnoff for me because I would figure in the cost of removing and replacing all the flooring. Of course I would also figure in the cost of updating the kitchens and bath too and that would be reflected in the price I'd offer. However if there is pet odors, it would be a turnoff.

What have other units in your complex sold for?

One in perfect condition, corner unit with two car garage, sold for $515,000, the highest in windmill pond. my unit is also a corner unit, with a two-car garage (most have only one), and a side yard so there is privacy. It has good light, which is why my father bought it. yes, it is in original condition (from 1985, when built). Another unit in very good, updated condition, sold above asking price, which was $465,00, in a few days. it just sold about two weeks ago. I thought the privacy of the unit (being an end), the light, stone fireplace, etc, is worth something...my agent just wants me to sell. I think they are like that...wants to get it off the books...I was just told the prospective buyers is willing to go above $400,000 so i have to counter. Did you see the listing?

gosh, you are right in that it looks terrible with the stain. wasn't thinking of murder, though! awful. the carpets were cleaned. there is absolutely no smell. there was a toy poodle that did the damage...

i should have left the carpeting on! it was removed in the living room to expose the floors....

I think if you can get $400, I'd take it and run. Bird in the hand so to speak. It will take close to $100k to update it to today's standards.

I think the stains in both wood and carpeted floors are definitely a large issue for lesser price offers. Best to get a professional estimate of cost to replace.

But there are also other problems in the condo as well, like the dated kitchen and bath. For example, the bubbling effect of the kitchen cabinet on the side of the refrigerator. Something troubling happened here and it has not been fixed. As a buyer I would wonder, If these are the things I can see that have not been addressed, what else has been neglected and lurks where I cannot see. Hence the additional price drop to cover the unknown.

You do not do yourself a service by leaving these things for the new buyer. You could have a home inspection done to really find out the issues regarding the condo and get them addressed. Plus you would have that inspection report to show to potential buyers if there are very few issues.

Something else to think about is getting a one year Homeowner's Warranty Policy for the new owner. These policies can also be taken out while the condo is for sale.

My friend got such a policy because Realtors were in and out and she could not be there often. Good thing too because one of the agents who showed the house, used the bathroom, left and the toilet continued to fill flooding the floors over a couple of weeks. There were notices posted to not use the bathrooms, as it was not a public restroom. Luckily the Homeowner's Warranty covered the damages. Without the Warranty she could not have proved which agent had done this and the repair bill would have been her's.

I don't know if you need to go thru the bother of updating a kitchen that may or may not need it - depends on your market and your local experts would be the ones to ask. However the funky stuff - stains, warps, etc. should really be corrected - this may be a broad generalization but I think condo residents are looking for less hassle and minimal home maintenance so Id make it look as pristine as possible.

The dog probably provided a lot of companionship. Sometimes places get damaged that's fine.

My mom's place was pretty rough.

If you don't work out a deal with this offer I agree a pro may be able to help with the floor. I had a bad dog at my old place and didn't realize what he was doing until it was too late. A very competent hardwood floor refinished fixed it no problem.

But overall unless your market is on fire and you have experience flipping houses I would not do a lot of renovations.

No I definitely would not do renovations with maybe the exception of replacing those floor boards. I would just make sure you're priced appropriately for the fact the condo is original to when it was built. Back in 2010, I bought a 3 br 2 bath condo that hadn't been updated since the 80's also. It was definitely over $100,000 to completely update.
