Third time the charm?

So I'm not getting any love over at the Building a Home forum for my previous 2 plans. DH and I scoured our favorites file and came up with this one. Smaller house, moved the master upstairs but ended up with a bigger kitchen.

I like that this kitchen has space for windows on not one, but two walls! I don't really care about windows in the kitchen as much as most people seem to but I do like that I won't have upper cabinets everywhere.

I put together a basic layout, range, fridge, sinks can all move. I just need to keep the basic space. Pantry needs to stay where it is.

Dimensions are 15'5" by 14'5".

Wine bar is must have, it doesn't have to be where I've placed it, but I do need at least 6'.

I made a pass through from foyer into pantry. Secret passage built into table or something like that.

I'm pretending I never saw the other plans. ;)

I would line up the doors through the pantry, and recess the fridge into the pantry wall as far as possible, leaving the doors clear of the counter, of course.

I'd shorten the island by a few inches, and move the prep sink to the other end, so that when someone is prepping, there is a view through the window over the sink, and so that prepped items are closer to the range, for scooping and dropping. The prep sink would also be more convenient to the bar.

Is the pass-through for groceries? My grandson would love it, but it seems that it would be easier for an adult to walk through the door and put grocery bags on the counter or floor, than to bend down and slide them under the table, walk around, and bend down to retrieve them.

Thanks! We are taking all 3 plans to the build team and will have to make the final decision based on budget, if only money were no object.

The main door into pantry will be a pocket door, so I can leave it open for everyday. I don't necessarily need the second door or a pass through for the groceries. I don't mind walking around with the groceries. I will let DH make that call. I could also do a counter height pass through. The main reason I want a pass through as opposed to a door is that a door will eat up a bunch of storage space.

Thanks for the input on the prep sink. I wasn't even sure which side to put it on so just tossed it in there. Would seating be out of the equation do you think? The dining area is kind of far away, so thought a few stools tucked under may be useful.

Kevin, when we built our house (going on 13 years), we used corian in the bathroom and I love the integrated sink of corian. So easy to clean that sink. But now we're thinking of a minor re-model with new mirrors, granite countertops, fixtures and of course the sinks will have to be replaced. Still trying to decide about replacing the flooring as we already have warm tiles and I like the flooring ok. The Archer sink is one I've looked at. We have Kohler faucets now and they are still perfect but I will replace just because it's wise to do so with something used as much as our MB fixtures. I'm still leary of ceramic sinks as I remember the days of old chipped ceramic. The thoughts make me shudder sometimes. I think that's one reason I keep putting off this project. I'll be back on here one day advice-seeking for real!

Doesn't plating happen at the stove, so it doesn't matter where the dishes are stored? Maybe I'm not understanding 'plating' the same way? Or maybe not everyone does it that way? I just saw it as a place to load plates or serving bowls and put them down close to/for an easy transfer to the table, while also easily and quickly out of the cook's way. Even though I feed 10 and would do more individual plates if/when I did it that way, I probably don't fill a larger quantity of serving dishes. Maybe what the fortunate fact is here, is that it's a large enough kitchen so those particular spaces aren't really necessary as either counter or storage. So it can be whatever the family will think looks or 'feels' best...Or I like that it adds character/style and is unique without subtracting anything, functionally, from the kitchen. With Bmore's last plan, I could see the nook facing the pantry as a very useful cookbook shelf, and the other could store attractive serveware or decorative items. But particularly on the dining room end I think the wrap would be more attractive than just the end of the stove counters (plus a narrow unit of some sort), and still think it could be valuable as buffet/appetizer serving space. Uppers and lowers are just barely less helpful as storage than something that is full storage...at least when we're talking about two sections that are each 24" wide, or with the deep stove counter, less. The wrap is still possible with the deep stove counter without losing any width from the dining room side. Win-win!--? :-) Considering that potentially very handy cookbook shelf, if it were my space, I might favor an asymmetrical plan with the wrap on the dining room end and the shelf on the pantry end. Sorry this got so long-winded. Just throwing all my thoughts down here in case any of them are valuable...

Hey Fred! Glad to hear things are much better for that beautiful plant! I can't wait to see what color the flowers are! You know, if there is pink in those leaves also,,,,,,I bet your violet is in the Victorian Charm series. Just a hunch,,,,,,, I bought a violet last year at our BBS (Meijer) and it identified as Optimara Tradition-Victorian Charm Series. Unfortunately when our furnace went out for 5 days (it was very cold in here. Many babies died and several larger plants took real bad hits and eventually died.) Tradition was one that gave up the ghost about 3 weeks ago. Broke my heart. She was one of my favorites and I tried so hard to save her! It is not like my store will get another one in. Oh well,,,,,,BUT !!!! I think yours may be one of that series! Just a hunch!!!! Rosie

lascatx -- I think I came across a tutorial for a top down/bottom up roman shade once, but I didn't save the link. lazy_gardens -- I don't mind sharing what went wrong! I forgot that I'd already posted the "ugly" shades before, in a help-me post. Anyway, here's what I noted during the whole process. These are the tutorials I used: How to Make a Roman Shade -- Sailrite How to Make Roman Shades Using Iron-on-Roman Rib Tape -- Sailrite How To Make A Roman Shade (part 1) -- Scott Weaver How To Make A Roman Shade (Part2) -- Scott Weaver How To Make A Roman Shade Part 1 -- Kim's Upholstery How To Make A Roman Shade Part 2 -- Kim's Upholstery How-To Make a Basic Roman Shade -- Rowley (plus many other videos from here) I liked the look of the Sailrite roman shades, but decide to use the child-safe precautions in all the other videos. I bought the shroud tape and iron-on rib tape, and spaced the dowels 8" apart, tacking down the shroud tape at those points. The results were less than stellar... the shade looks like a hobbled shade (lots of folds throughout) as I'm raising it. It doesn't raise flat as shown in the Sailrite videos. I realized this is a result of the shroud tape. It bunches up immediately in ALL spots, especially the top, which makes every segment fold up at the same time. I have to manually pull down to flatten the top layers to get it to look the way I want. This is what it immediately looks like when I start to raise the shade: And this is what it looks like when I manually pull down the top parts to flatten the segments that aren't supposed to be raised yet: Super annoying. So, for my next test, I decided to do it the way it's described in the Sailrite video, with 12" spacing (actually 11.5") and rings sewn every other rib, and regular cord instead of shroud tape. I don't have very young children, so I'm not worried about child safety. The result is the shade in the original post, and I LOVE IT. I might make my next one with shorter segments, but still stitching the rings every other rib. I did do the tying method for the rings as shown in the first Scott Weaver video above. SO much faster than sewing!

I like the counter-height pass-through, where you have the table drawn, but I would make the pantry more like a butler's pantry, and have the two doors, as I drew it.

As for seating, I think you have room on the LR end of the island, but to make it more sociable, you might want to put a seat on the back corner, kind of like nightowl's island, so that you and your DH would be at right angles from each other. There is no appliance on that end of the wall counter, so just keep the stool tucked under when not in use. But, if the island is 4' wide on the end, you have the recommended space for each diner (24").

Is there a reason you're having the dining room so far from the kitchen and the living room right next to the kitchen? It makes more sense to put the dining room opposite the kitchen in the smaller space and make the bump out area into part of the living room. Also when you walk in the front door, you don't want to see a dining table.

Also I agree with mama about the two doors through the pantry instead of a pass through.

Because of the stairs that area is pretty small so I figured a dining table could fit there and save the bigger room for living room.

Here is the original plan. I switched kitchen and guest as I wanted the guest room closer to the bath.
