Comments (11)Very interesting! I've bought close colored crosses if I can't afford a certain cultivar (but not very often). I've gotten alot of southern patterns with northern "patterns" crosses this year in hopes of something interesting. I've also tried to buy things that are opposite rich colors in hopes of something equally saturated with different colors. I also agree- I have to to love both parents...if I don't like one, I doubt I'll like them together. I really like things that you look at and go "hhmmmmm, really? Let's see what we get!". I've got Stargate Portal x Terry Lyniger seedlings that should bloom this year that I'm quite intereted in. I just want to be mindful of what I try to cross...I have such a HUGE list of my own crosses and I only have so much TIME. I try to pay attention to what sells on the auctions for good prices, but I don't want/have some of the top cultivars so I'm hoping that some of my seedlings that bloom this summer can provide something that I can use. One thing I am confused on is why I don't see more Memorial To Steve crosses. Maybe someone can shed some light on that for me. I guess it's all a gamble to some extent, huh? Comments (39)I know you did not ask for any thoughts on the plan, but I had an idea. Overall I think it is well laid out. The thought you mention above about adding a door from the master closet to the laundry room is great. Also, the current dining room will make a great study since it is out of the way. What if you swapped the location of the living room and kitchen? adkbml, my guess is that because this is a tract development with all homes basically the same layout, if the OP asked for that it would be a huge uncharge, if it could even be done. It would not be worth it for resale in the future. One other thought. Are you sure you want to build vs buying something already built? I ask because if they're continuing to build in the area, and there's lots more land available as it looks like there is from the google maps, then the minute you build, the price of your home goes down in value, not up. Fine if you're planning on living there for a long time, but if this is a "first" home, you might be better off with a house in a more established neighborhood because you know what the values are, what the schools are like and what the neighborhood is like. For example in my neck of the woods, we are buying a lot downtown. It is one of 18 lots available for houses. Anything else being built downtown is condos. There is almost no more land available in our zip code to build a single family house which makes our build very desirable because many people want to live walking distance to downtown but not in a condo. If I went 10-15 minutes east of where I am, I could buy a lot that is 1 acre and build a mansion if I wanted in a planned community of other expensive homes for the same price my small lot downtown is going for. However because land out there is "plentiful", once the houses in that development are finished, they will start another development of large houses on large plots. The problem is anyone who built early on and now wants to sell out east, is having to sell at a loss because more people want new and with all the available land, they can build new. Yet in the area where I'm building, both new and older homes in excellent condition are selling for the same prices because land downtown is at a premium....See MoreWhich floorplan layout do you prefer and how would you improve?
Comments (18)@Diana Bier Thank you for so many thoughtful notes The house is in NJ and is an existing structure. We are blowing out back to add square footage but cannot widen much (even if we got a variance) so not worth it. Cannot change entry to side of garage.. we do not have that much land. The plans are rough until we choose which general layout we really want to go with.. Plan A The sink in dining room is little nook for wet bar but I would definitely not do that. Don't need a family room and living room but that is generally style with houses here in NJ.. a family room off the kitchen area.. We could definitely do sliders for any closet doors.. I actually have no idea what that square is at the end of the hallway but would extend laundry if we chose that general layout to make closet perhaps.. Plan B I agree, my main issue is that door to stairs is tight - so to add entry space would get rid of that "wine room" to push hall closet there and then have the stairs push back maybe 3-4 ft Agreed, worried dining room may be too small.. would be nice to have table for eight And there would be no change in level on either plan (that was from early plan where they were not going to elevate 2nd floor and excavate out basement below but that's all changed)...See MoreWhat direction should my house face, Northern Utah?
Comments (9)Of all those views, mountain sounds the most interesting. As Mark said, it is a balance of views and sun. Just to add to what I said earlier, South windows are the best from an energy standpoint. They are also the best from a human comfort. We don't want heavy sun in the summer but we sure do in the winter. Though your climate is an unknown to me. Elevation is such a variable. The other advantage of South is that constant amount of sun - no glaring sun at a certain time of day, just a modest sun all day. Here in NC, we don't worry about winds. The garage would appear to be best for convenience (and not blocking the south from the house). Here in NC, we did the garage on the west because that is where the heat it is and I wanted minimal western sun to the house. East is nice for morning sun - maybe for bedrooms but maybe not depending on your sleep patterns. Nice for bathrooms though....See Moredecormyhomepls
