Comments (27)It's almost like Christmas morning!! I woke up to a many more gifts! Thank you. Karin, thank you for the insight. I absolutely love the idea of an armoire. It would be beautiful, but I do not think practical. I am in those files many, many times each day. The ones to the right of my desk are customer files, the rolling files on the floor hold a few more customer files plus other info I need access to. Patty and Mary, the bookcase idea sounds like a possible as well. Les, you have given me even something more to think about. Several others mentioned this as well -- purpose of this room. As I said, this is a center hall colonial. 20 years ago we added 5' to our family room and added a large sunroom on the back of that. Since that time (and even before that) the living room has just been for show, not function. Several years ago my sons suggested moving my office from the basement, where dry as it was, it was still a basement. I was so very reluctant, because after all I was going to disparage the living room. So I put the desk and files in and bought the screen. While a very large room, shoving everything down just made it worse, because now I had just moved the living room over to make room for the office. I recently got rid of the sofa and two tables. That was great. I had my family room furniture delivered and they would take away any used furniture for free and donate to a furniture bank. I had the sofa and a chair (37 years old). One of the men said he knew someone who could use it and asked if that was okay with me. It felt good because I knew it was going to be put to use. It was in perfect condition - I just didn't want it anymore. Anyway, this has all made me realize that this room is primarily an office and I should embrace that - I am going to start by moving things around. Thank you, Les. I do love the bookcase divider idea as well. I have been thinking of moving the desk anyway, as it is starting to "alligator" in the sun. My father brought this home from work many years ago and refinished it. I can still see his hands on it, so want to preserve it. Les, if you are still out there, --- you mentioned a loveseat to the left as you walk in the room. You cannot see well from the pictures, but there is a very large window there. I don't think I would want a large piece against the window. Thanks again to all who helped me. While it is not depicted, I intend to have a small refrigerator either in the cabinetry under the stove or as a stand alone. is "Storage" intended to be the ONLY storage for clothes and linen/towels? What about a dresser? Mmm...yes. I had not thought of a dresser. There is room to expand the right wall, behind the area marked "storage", further into the basement. However, due to the vents behind the wall the ceiling height would be lower than the rest of the room. is there additional storage outside of this room? The rest of the basement has a lot of empty room but I wasn't planning on giving any additional storage to the occupant. There is no room to move between the counter and sink in sketch 2. The sketch is not drawn to scale but that is a valid point. Need to double check. is the only access through the sliding door? There is a door (first pic above) which leads to the basement and the laundry room. We also had those 1980's spindles and the remodelers just threw them in the dumpster! The biggest improvements in our kitchen were changing the cabinets from oak to white painted ones, putting in new light colored countertops,. and adding more can lights to the ceiling. Comments (15)@jslazart I am getting the value added numbers from comps and real market feedback. I just bought the house eight months ago. The house was on the market for quite a long time. It consistently had a lot of foot traffic coming through the house due to sq footage, number of rooms, location, neighborhood, etc. The feedback the real estate team kept saying is that the house was not open enough and they didn't like the kitchen. The price of the house drastically fell due to it being on the market for so long and potential buyers being scared away. Similar houses with less sq ft and yard size are selling for $50,000 - $80,000 more than what I bought the house for. The main difference being slightly more open and updated kitchens. This data is much more accurate than a regional breakdown. Real Estate works off of trends and comps. I personally didn't/don't like it either, but I am not afraid of a project. It wouldn't be so bad if the previous home owners weren't terrible at design. The counter tops are quartz, which is nice, but they are really ugly. I'm wanting to do this without a desire for immediate or really any ROI. I just want a better area for myself. I plan to be in the house for quite some time. I will work on the 2D prints. I might just draw over the existing blue prints to make it easier to read. I'm sorry, but I disagree with your DIY statement. It is a broad question, yes. However, I know I can do a lot of things myself. I can easily tear out the drywall, take out the existing cabinets/appliances, re-plumb the sink, move electrical boxes, etc. I just have done all of this stuff in single occurrences and never during a remodel. I guess I should have asked the steps of how to do this myself, but I didn't want this to be a DIY guide....See Morekudzu9
