To deck or not to deck, that is the question

We have a large deck (over 600 SF total) in our backyard. The family room has two slider doors leading out to the back, one on the North side, the other on the east. Currently the main portion of the deck is to the east.

The deck was never properly constructed (previous owner) and the upkeep has been an issue. I would like to rip it all out and just add some landings with steps off the two doors, and create a patio area on the East side. Our hot tub is at ground level, and there is a doorway to an enclosure off our garage there also-currently you have to step up onto the deck to exit that doorway, so removing the deck could be an improvement.

We need to do something with the deck this summer-either rip it out or rebuild it. What are your thoughts on a deck? Do you like one rather than a patio? Does it enhance the value of a home? Bear in mind, that the raised deck DOES put as above the fence line so we can clearly see into neighbors yards.
