Comments (5)Concrete and mortar are porous materials--more or less depending on the chemicals and aggregates used in making them. So you can never use concrete as waterproofing, but only as a way to slow bulk (liquid) water. Remove the crumbling mortar and repoint with a new proper "mortar mix" available at any hardware/big box/building supply centre. If you can access the blocks from the exterior, you can either dampproof them with asphalt cutback or waterproof them with Platon or similar plastic membranes. It wouldn't be surprising that the POs filled the window but didn't take that extra vital step. There are crystalline waterproofing materials that can be effective from the inside, but I believe they now come in mostly industrial sizes and the preps using sulphuric acid are not a diy job....See MoreWater Leaking Around Windows
Comments (2)It sounds like morwil did not hire the installer, the windows were put in by whoever s/he bought the house from. Did the previous owner do it himself, or hire a contractor? Is there any way to find out whether there is a warranty on the windows or the installation? Hurricane winds can drive rain into places it would not normally go, but if there is no visible caulk it may indeed be a faulty installation. Insurance coverage is going to be a question for your agent. The cost of having this fixed is going to depend on what kind of siding is on the outside of the house. Windows are put in from the outside, so the outside wall will probably have to come off around the windows. It's going to be a different job if it's vinyl, wood, brick, etc. And of course how many windows there are....See Morelithops shedding old leaves!!
Comments (38)We have lots of Lithops varieties here, I just have my eye out for a couple specific less common ones. Trying to keep my collection of Lithops very limited. Kara - Are they in normal soil, those Lithops you want to repot? If so... probably not the best time to mess with them. I try to repot my Mesembs only when they are actively growing. If already in gritty mix, I haven't been too worried about repotting regardless of time of year. Provided that I am not disturbing the fragile roots much, of course. Comments (14)I do. It's using more energy than normal to bloom, so I water to keep it nice and pampered. Don't worry if it doesn't flower when it's supposed to, or if it doesn't at all one year. It's just being picky. :) But normally, if they flower, you can expect to see new growth poking out from the split rock/lithops afterwards Totally agree Kara, I feel I'd have so much trouble if I had to deal with freezing temps lol...See Morerooftopbklyn (zone 7a)
