Comments (41)Hi Sochi and Kristin, gorgeous wallpaper projects! I am in correspondence with several Italian fiber glass wallpaper suppliers now and all of them have different waterproofing methods. The main issue I am finding is that the substrate needs to be white in color and smooth. Sochi mentioned the contractor used Schluter KERDI-BOARD but it is orange, so how did you eventually get it white? Krisitin what did your contractor do for substrate? What products were used to waterproof the wall before the application of the glue, wallpaper and sealants? My other concern is that the drywall or cement board (depending on what to use) has to sit on top of my shower pan so I fear it will absorb water is not properly waterproofed. Comments (19)As a real estate appraiser I would advise to try to keep it. It will reduce the valuation by a few percent. If I were to appraise your home, I would now have to compare and adjust it from a 3 bathroom home to a 2.5. That's anywhere from $2,500 to $5,000 adjustment downwards. Understand that I don't know where you live or your real estate market. Even though there is no bedroom on the floor, it's a very usable space. At the very least, I'd put in a shower. You just never know when someone will lose their mobility. It looks like an older home. If your laundry room is in the basement, you may want to reconfigure it to bring the laundry up to the main living area. That would be an improvement in utility and the only reason why I would consider eliminating it. Comments (22)Maybe skip the wallpaper and just paint. What color are you painting the rest of the house? Gray? Cream? Spa? Maybe it will tie into your yellow tile. Comments (8)Are you renting this place out, or is this a rental that you are residing in? In either case - imo, the enhancement that would make the most difference in the space would be a new vanity light, more updated, with more style. And if you are the tenant, you could possibly change out the current light (hire an electrician if your landlord won’t put it in for you), and keep the landlord’s fixture to return when you leave. As a tenant, I would not paint walls. That is really the landlord’s job. I would also absolutely not paint the vanity. That is the landlord’s property. If you are the landlord, I don’t think painting the vanity a bright, taste specific color will really help your cause. The existing vanity is nice enough, and it is a good neutral element in the space. And if you are the landlord - definitely no wallpaper - and especially no bright colored, very specific/personal taste oriented wallpaper. No one wants that in a rental. If you are the tenant - honestly, I would not bother with the wallpaper. You can bring in vibrant color with a shower curtain and/or towels, art, etc. If you are the landlord, please let the tenant choose and purchase their own shower curtain; it is not necessary for you to provide one. If this is an Airbnb - just a simple, white plastic liner, such as used in hotels. But if you are the tenant, and you feel you absolutely have to put up wallpaper - for an accent wall, the vanity wall is usually the best choice in most bathrooms; and imo it would also be the best choice in your bathroom....See More- 8 years ago
