Comments (41)Coming into this thread late, but with some experience. Unlike the Murphy's Law mentioned earlier, we were actually HOME when a copper pipe made a 1/8" hole and did $10K damage to our kitchen before we noticed it. This past Wednesday, we just finished the kitchen rehab, which damaged about 1/3 of the kitchen. We had to have the cabinets, drywall (including ceiling drywall) pulled out, and dried. Fortunately for us, Home Depot still carried our cabinets. Rather than relying on someone to rebuild the box portion of our cabinets and reuse the fronts, we just ordered new cabinets. Cost US personally about $1K more to do it that way, but the insurance wasn't cooperative in that degree. We were lucky -- the new cabinets matched, our favorite contractor was able to get them in without any damage to the existing granite counter tops, and the cabinets came in within the 4-6 weeks promised. I just posted in the Plumbing forum about what to shut off during a 32-day trip this summer. We just can't shut off the water to the whole place, because we would lose our yards -- Southern Californians depend on watering (even frugally) because it doesn't rain very much in the summer, if at all. So like others here, I'd want to shut off all the inside fixtures -- sinks, refrigerator water supply, washer/dryer (the easiest, really), toilets. But would love some advice on what order. Comments (8)Opening a faucet to relieve the pressure seems like overkill. The size of a possible flood, with the well pump off, is less than you could have if a leak developed on a normal day, when the well pump is on and you're out of the house from morning to night. That's assuming you've got a normal pressure tank, not something unusual like a big tank sitting on your roof. If you've got an "instant hot" water dispenser, unplug that too. One more thing: If your well is in a well pit, and the sump pump is fed by the same circuit as the well pump, then don't shut it off, or water might rise in the pit and seep into the well head. Comments (22)There was a house for sale across the street from me in 2008. It was one of those project houses...needed a total gut job. A nice couple bought it as an investment house. They toiled all spring and summer fixing up the house. The did a fabulous job. New hardwood maple flooring, real plaster walls (instead of drywall--they wanted to stay true to the age of the house), fabulous wood trim. It was an extremely nice DIY renovation. The DIY couple, rented the house out in August to a 20 something couple that worked at a local university. All was good. The young couple fit in our neighborhood great and they seemed happy. Christmas 2008. The young couple goes away for 2 weeks to visit family. When they get home after New Year's they find the house completely flooded. The plaster walls and ceiling have fallen down. The lovely maple floors are in waves. All of their belongs are ruined. Mold is growing up the walls. They go around to the neighbors asking for help. Young couple has no real tools, or even a decent mop. The entire neighborhood pitches into to help them out. We give the young couple a place to stay. The landlords finally arrive...having to the longest 10 hour drive of their lives to get back and see the mess. Turns out a pipe burst in an upstairs bathroom because it was on an outside wall and wasn't insulated correctly. The house is deemed uninhabitable until repairs are made. The young couple finds a new place to live. The landlords start the fight with the insurance company. Their claim is denied. They get a lawyer and continue to fight. Eventually, the claim is accepted. The landlord couple spends the entire summer of 2009 doing what they just did a year ago. A new young couple moves in August 2009. But this year will be different because the landlords installed an automatic shut off leak detection valve. They told us it was pretty expensive but it sure beats doing the rehab yet again. Now, when we go away, we turn the water off at the main, open the faucets and flush the toilets. We have our heat on and have neighbors check on our cat daily. We don't drain anything, but at least if something bursts the water can't just continue to run. So far so good. I will never forget walking into the house across the street last winter. Seeing the plaster walls, insulation and everything from the 2nd floor on the 1st floor with mold growing up the walls was one of those visions I'll remember forever. Comments (7)Why howdy greywinds,been so long since I saw you post I begin to wonder if you were ok. Let's take this this from the top in bite size portions. When you say " I plan to turn off the water at the main inside valve. "I take it that water first enter's home in the basement. If water is turned off inside building BEFORE it is above ground,that is good. Once main water valve has been turned off there will be no pressure to drip hot water but that's not necessary anyhow. If water heater is gas,it has a vacation setting on temperature adjustment. Set it to vacation to save a little gas but it will not harm it to leave it as it is. If water heater is electric,temperature adjustments require removing 2 panels from front of heater,(not recommended for average homeowner). You can trip water heater breaker to save $5 worth electric or leave as is without worry. If you were gone more than 60-90 days it would be necessary to adjust temperature to prevent boiling water low in tank. There's benefit to leaving temperature at normal. It prevent's alge growth an stinky water that must be flushed out on return. Now let's talk about the line through attic. In the past,if it only stopped water flow until it thawed,it will be far less likely to freeze when now pressure is in it. Water always run's downhill so the pipe in attic will drain dry when pressure is turned off at main and all faucets opened. Leave most if not all hot and cold faucets open during vacation. For best defense in case of fire, all rooms should have doors closed to slow spread. For best freeze protection,doors to baths,laundry,bar,kitchen or any place with plumbing should be left open to alow warm air to circulate. Injoy vacation. Questions?...See Moreovenbird
