Comments (21)uscpsycho: Most of the parts on a water heater (controls, etc) are made by couple of manufacturers. Within the standard gas or electric tank water heaters much is going to be the same. Bradford White I believe is still only sold to licensed plumbers (they aren't available at Big-Box hardware, for example). Plumbers like to install them because the end customer can't see the retail cost of the unit (and the markup for the plumber). The brand has some "reputation" for quality because that's what the homeowner is told as a justification for the higher price. In addition, a professionally installed heater will generally have fewer issues overall. The point being that the hardware may not be better, but because Bradford White isn't installed by do-it-yourselfers, it can claim a reputation for better reliability. I'm reading the same issues about warranty that you are. In general my feeling about standard tank water heaters is that they are pretty much a commodity item. I've had good luck with Rheem - and a 40 gal, 12 year warranty is $560. Avoid too many bells and whistles that don't really add value (do you really need your water heater to like you on Facebook?) There are other types of water heaters - as you learned in your other post that went wildly off track (sorry about that). But I think that JRB451 is closer to right than wrong. Comments (10)Are you asking about appliances to rent to furnish your place? Or are you asking about basic appliances to buy and put into a rental unit? For the former, unless it's for ultra short term, you might be better off buying, even if it's on time. For the latter, most companies have old tech models that are some of their better units from the past that they just keep on making for down market. A basic 30" range should satisfy most renters. I'd go with gas or coil. Glass over electric is more easy to damage and a major pain to clean. Induction requires knowledge of how to use it and the correct cookware, and is much more expensive (like four times as much). Similarly, an ordinary top freezer fridge should be fine. Hot Point is a brand that's still being used for appliances meant for rentals. If you want to go up from there, you can. Tenants are notorious for destroying appliances, so it's not worth putting too much money into them. Landlords stopped supplying fridges where I live about 30 years ago. You must provide a stove in most locations, unless the tenants tell you that they want to bring their own, and actually do so. Comments (35)I'm so irritated with the appliance industry. Hardly any appliance lasts as long as the older manufactured ones did. Ever since USA went global manufacturing & or outsourcing, made quality disappear. I wonder if the appliance manufacturers purposely make cheaper products that don't last as long, so we have to keep re- buying! Not only does that cost consumers more, it's a waste of resourses, the waste that is not recycled goes into landfills! Greed is fueling this lack of quality products service & support of products. Comments (11)While you say that there are no special things in a fridge/mw/dishwasher that you want, I'm betting you're wrong.....you just haven't thought about them yet. Don't just look at whether or not they fulfill the goals (keeping food cold, getting dishes clean), but also think about style, ergonomics, and features you don't want (not just features you do want). Things like door handle size and placement have to be comfortable - no they're not all the same - and you may have a preference for touch screen vs. buttons, etc. There's a real difference in using a fridge or dishwasher that allows you to adjust racks and drawers for your needs vs. trying to fit your dishes/groceries/left overs/stemware into what the manufacturer thinks you should need.
