Comments (4)Great questions and I'll endeavour to be brief with my answers. Attached is the current ground floor plan. As you can see there is a load of empty space in the hall and the bathroom opens into the master bedroom and hall. We'd like to use the hall space to create a 1/2 bath and have a proper master bath. We're trying to get most of the work done at the same time, particularly the construction. We're in California, the house is 100 years old and has had some odd renovations done by PO's - no space at the front entry and no mudrooms. Our garage is at the rear and is used for storage, office, playroom, workshop. Groceries are carried in the front door and hauled down to the kitchen. The laundry was at one stage a back porch we think. Now it houses the hot water heater and W/D. Originally we planned on removing it completely and combining it with the 1/2 bath by hiding it behind a cupboard (and we're still open to that) but it might make things very tight in there. If we keep it we'll make it into something a lot nicer to look at than it currently is. We were planning seating on the back and left of island and yes, I agree its tight. The two single dish drawers are a wish of mine because no-one in my family will empty the lower drawer of the DD we have now. With 2 counter height drawers there will be no excuses!! The smallness of the sink is due to my sad skills with these drawing programs. Id use a pencil and paper but those skills are worse :) Id really like a single large 30" sink. The doors to the deck will more than likely be french doors. I know a 36" range would fit the space better but I LOVE my 48" and we got an incredible deal on it when we bought it a few years ago. When we first started planning this out a couple of years ago, the kitchen was always going to be on the left side of the room with the sitting area on the left especially because that's where all the morning sun comes in and it looks straight out to my garden, but no matter how I drew it I couldnt come up with anything that didnt look weird and awkward. Comments (56)I wanted a mud room in the worst way but had no space for one. Since we always use the garage entry I came up with the idea to convert the closet by that entry into a mud room. We removed the bifold doors & built in the entry with molding. I found those baskets and hung one on each side. Then we hung crown molding & used the board that supported the self as railing for the cost hooks. There's a boot tray on hidden on a black rug under the bench. So when you look down the hall, this just looks like a room not a closet. We don't miss the closet at all and use this space all the time now. Comments (18)mamagoose - The traffic through that space is only ever to the laundry room for washing/drying clothes or accessing food/drink in the second refrigerator. We homeschool so there are no book bags to hang up daily. The door that is used the most is the side door (between dining area and sitting room area). We live on a farm so the kids usually take their shoes off at that door. We do not yet have a buffet for the dining room area, but hope to later this year. Right now we serve from around the island or take everything to the table. My original goal for that wall was a small sink and second dishwasher so that all plates/glasses/flatware use for meals was washed there, then stored in cabinets somewhere in that wall. I'd like for my big sink and dishwasher to only be for prep and clean up. Comments (6)We were posting at the same time. I don't think you will need to use the counter top to access any thing. Your vent to the dryer will be down low. Run it down through the floor and out the side of the house. Of course your joist need to be headed in the right way. Here is what I did: I figured out where I wanted the setup. I had a load bearing wall. Per Miele instructions, that is the first choice. I got info on the forum about blocking the joists to stiffen the joist. I think this was over on the remodel forum. I will look and post a link in a bit. I sized all my distances that I needed, before confirming location. So if you deepen your counter by, say 2", will that impact your walkway in the kitchen? I really thought this through before I confirmed that I could get my 24" miele set in my bathroom. I had to have this all down pat, to locate toilet, door, shower, etc. I shared the plumbing access with the shower access wall. The vent stack goes through this too. I am not sure how the vent stack hooks up with the washer drain. I am going to load a bunch of process pictures for you to see what I did. It is working. Also you need to know what your dryer needs in the way of ducting run, max. Also look to see what clearances you need for the sides, top, and back for your appliances.
