Have you checked out Houzz? There are a bunch of ideabooks you can search through for ideas on furniture placement. That might get you thinking about how you want to use the space. I'd be hesitant to decide on the fireplace location until you have a firm plan in place. When I was looking at homes, the fireplace location was a huge consideration as it really affected how I'd be able to arrange the family room, place my TV, etc. How nice to get to decide from scratch where you want it! Another thing I've been doing is mocking up a floor plan of each room on a piece of paper, and then cutting out pieces of furniture to scale. That way I can arrange the furniture in the space and get an idea of how much room it'll take, what will fit, etc. There are online programs that do the same thing, but it's easier for me to do it this way. I can move it around and visualize the scale better. But I think you're already in your home? If so, then I would either arrange your furniture in the space (or if the furniture isn't in the space, mark it out on the floor with sheets, tape, etc). Again, you'll get an idea of scale and see how to best use the space for your needs.

Your drawings are quite small and almost impossible to read. Do you have a fully-measured/legibly labeled layout? One that has the width of each existing or proposed window/wall/door/doorway and the distances b/w each window/wall/door/doorway in the Kitchen space. Is this a layout of the entire floor? I'm asking b/c it looks like there's more on the left. ================ The following statement is confusing: "As we plan on selling / renting the place in a few years' time, in a perfect world I would design the kitchen in a way that it could be used as a kitchen/living/dining (yes I know it's absolutely tiny but we live in London) as this would allow potential buyers to use the flat as a 2 bedroom flat." Normally, when you state "in a perfect world I would..." means it would be nice, but I'm not doing it - but based on other information, it sounds like you are doing it... So - are you or are you not trying to fit a Kitchen + DR + LR + Bathroom in the original top two rooms + 1 meter? Where is your current bathroom? ================ What is the bottom room (the one with the bay window & what appears to be a fireplace)? Where do you enter the flat? From your posts, I think this is what you're saying: The Kitchen will be in the existing space left-to-right, no extension on the right as is shown in your proposed layout. The Kitchen will have one meter added to it on the "top", so it's 1m longer than the existing 2-room space You are combining the two rooms on top to make four rooms: Kitchen + Dining Room + Living Room + Bathroom. . Sorry, Kim, I was typing at the same time you were, but that arrangement that you have now, is what I suggested below. I really like it. if that wood piece needs to be there, can you put your TV on the long wall where your couch is, put couch in front of windows and chair on the right side of your couch as you are looking at it. May even have room for another chair.....with end tables, coffee table and lamps your room will look good. I assume you will be putting some sort of curtain/drape on the windows. Your floors look very nice and a rug in front of the couch would give it some color.

I'm back and am sorry to have deserted this post after receiving such great feedback. Our family was out of town for a bit, and then we had school prep for kids, etc. I finally managed to rearrange furniture and have posted some photos here with my comments below them. As always, I *really* appreciate feedback. I'm ready for new furniture so I can post "after" photos! Thanks in advance. Current sofa - centered in front of fireplace. I DO love the symmetry this provides. It's a little more cramped near the entry than I'd like (see next photo), but might be okay. Still not sure how I would configure other furniture though. Nice to use that space, but I'm not a fan. It exacerbates the asymmetrical shape of the room, blocks the view, and isn't very functional. Centered sofa and chair and a half in front of window. The chair is too close to TV here, but this configuration might work with smaller, cleaner-lined furniture. Or possibly a sectional with short section in front of the window? From foyer.
