Help designing kitchen

First time home buyer, looking to remodel this 1960 kitche and bring it into 2015. Budget is about $40k from start to finish.

Things for sure I want:

- Break wall down creating open layout for dining room/ kitchen.

- High end SS appliances on the things that matter.

- Some what minimal cabinetry - I'm not too fond of many cabinets, but want to obviously do enough for possible future sale

- Nice pantry size

- Island

- Great lighting

- Making the window behind the sink bigger.

- Will definitely have to update the electrical box for oven, and central ac to be installed soon.

- classic but modern feel/look? but definitley comfortable.

Let me know what you need from me.

There are some great layout gurus on here who can help you if you post a floor plan with all of the necessary measurements.

I would start with prioritizing my wants/needs. To me, it sounds like you have an awfully big list and perhaps not enough in the budget to meet them. Once you start bringing down walls, you never know what you will find in an older home.

Intoodeep - you're quite welcome. Do any of those ceiling height drawings appeal to you ? Based on the kitchens in your ideabooks I'm thinking the ten foot ceiling height with the stacked cabinets ? Due to the size of your kitchen and the surrounding spaces, I think you have quite a few options for refrigeration. You could do a large refrigerator as a focal point in your kitchen and have secondary refrigeration elsewhere in the kitchen (ref. drawers.) You could also split the refrigerator units as you had mentioned on the existing refrigerator wall and easily incorporate a sink in between if needed. You might even consider splitting the refrigerator units and flank your existing sink by the windows. You could then use this as your prep sink and incorporate a secondary sink over on the existing refrigerator wall and turn that area into your clean up area / dish storage. I'll post some quick drawings of some or all of these options at some point today. Do you like the look of a stainless refrigerator or do you prefer wood panels ? Christopher @ Columbus Custom Design

probably too late since my cabinets are now ordered, but would still like feedback on the final layout and prices. We looked at blanco silgranit sinks, finalized appliances too wolf 8 burner (almost have my wife convinced a bluestar would be ok, but the uneven knobs are a killer) wolf convection microwave bosch 800 panel ready dishwasher zephyr tempest II 48" vent with add on 1200 cfm blower danby silhouette wine fridge We are sticking with our CD fridge for now but have setup the cabinets to easily add a built in. My contractor said he has never had to do makeup air. But there is a large "crawl" space (it is 15 ft high) under the stove so it is really easy to add now or later. The only thing I was worried about was pulling air from under the house. The house is on a hill and we have a huge area under the house that is fully enclosed. Any radon or other chemicals seem like they could accumulate there. On the plus side the air temp is pretty constant year round.

Mama's second plan is genius!! With all of the doors and entries, you have lots of light!! Just not a direct window. Use a mirror behind the sink. I would think about moving the fridge to the left of the sink as you are facing it. If the family room is used the most, you will have lots of people traipsing thru the kitchen for a drink. Since there is no pantry and you have accessible seating nearby, I would forgo seating at the island and have back to back cabinets for storage. I would also think about moving the trash to the island. Again, depends on how many people will be getting into the trash while you are at the sink. I am not a big fan of prep sinks in islands. They take up a lot of space, need more plumbing and take up valuable countertop space. Make sure you have a minimum of 42" between the cabinets and the island. 48" is better. I love that she put the microwave separate from the range. Her plan lets you have lots of "helpers" in the kitchen without everybody in everybody's way. Remember, kitchen organization is fridge to sink to stove. Work triangles are great but work stations can be better.

Thanks, I will try to get the layout up asap. Is there a recommended software/website?

My priority is a comfortable modern yet practical kitchen. I have a great contractor who has done a lot of work for friends and family and I can pretty much swing anything by him I have seen him do wonders.

The wall doesn't seem like a big problem to remove other than those permits, what type of issues can one run into for this type of wall? Theres plenty of things I can prioritize I just want to stay focus on the layout, since I don't want to overlap forums here. I have read through the FAQ, and I guess the main thing is to get this layout posted so we can begin organizing the ideas together. However if there are any particular questions I would love to answer them so that we can begin to get on the same page.

Where do you live? What you can get for $40K will vary depending on where you live.

How are your DIY skills? If you can do some of the work yourself, you can stretch your money farther.

What types of cabinets are thinking of? If IKEA are OK with you - and they are highly rated - your cabinet costs will be less than average.

Regarding drawing up your layout, good old-fashioned graph paper is fine. Draw up the layout as best you can to-scale and then label all the dimensions similar to what you saw in the Layout Help FAQ. We will need two layouts:
1. The to-scale layout of the Kitchen with full dimensions
2. A general layout of the entire first floor (or whatever floor the Kitchen is on). While it doesn't have to be to-scale, at least label the overall measurements (width x length).
Be sure to indicate the "family and friends" entrance so we know where most of the traffic will be coming into the house. This helps see the flow through the Kitchen as well as how the Kitchen relates to the rest of the house.

In addition to the layout, please provide the other information requested in the Layout Help FAQ (e.g., family composition - now and in the future, how you plan to use the Kitchen, etc.)

I assume you've also read the other Kitchen Design FAQs - if not, please do. The FAQs will help you understand comments you receive.

How exciting! I updated my 1961 kitchen in 2011. It's very gratifying. This is another thread - in addition to New to Kitchens? - that helps when you start out. You only need to read the beginning to get the idea.
