This is such a fun project. oakley, i love old screen doors ever since my former decorator used them as twin headboards in a boys room (alas she never came up with anything that interesting for us). And in one version y'all were spared, I had used an old wood screen door on this house. But i cant see pairing them w my french doors, which I am totally sold on. Suero! Uncannily similar! How cute of you to think of me! Where are you? My fave is the way the dormers break the roof line. I told the GC that is a must, i got the idea from the one in the link. Thanks, KSWL. Maybe next spring I will hold a GW christening for it. Bumblebeeze, Yup, it is a good 25 yards from the pool building, which has a private full bath. I forget that not everyone saw the first post on this stonehouse, but it is probably impossible to increase the footprint and or add a bathroom, due to wetlands restrictions, zoning, preservation, and septic issues. Honestly, I don't really have a well defined use for this building, but it is too cute to leave for landscaping storage (we have a small barn and separate garage for that.) While it will have a double mattress in the loft and a sleeper sofa below, I doubt it will be used much for sleeping quarters. Kids slumber parties, a few romantic couples willing to carry a flashlight to the loo, etc. But not our mainstream guests, who will mostly opt for the guest room. I could see it as my home office for days when I need to be without interruptions (I consult one day a week) My guess is it will be part playhouse, part outdoor living room, part bar and hors d'oeuvres station. Especially with the french doors open and furniture out on the little patio area, it will make a very nice shady little area for adults to sit when kids are swimming, fishing and kayaking. Comments (108)Some more progress in the past few weeks - it's been a frenzy of furniture assembly with some painting on the side. And working full time. And guests. Anyway, the seapearl paint colour has worked out VERY well and I get lots of compliments on it. A very warm off-grey, reminds me of a plaster color. The pillows on the chairs are placeholders destined for my daybed. I originally had planned a grey sofa cover in here but the navy called my name. It's a bit dark but not bad for $99. This bathroom is killing me - two coats on the wainscoting and at least one to go. One on the walls, one to go, And now I realize I have to do the trim as it is so discoloured (aged oil). It is so much brighter in there, it's unbelievable. Needs new blinds obvs. I wanted a "sandy" coastal feeling in here and ended up with BM Ballet White. I did finally learn how to cut in after 20 years. Looking forward to my new tape-free lifestyle. I told my husband I deserve a cookie or possibly a gold star for cutting in this corner over the shower. Let's just say my ladder position wouldn't have won any OSHA awards. I also realized, I don't think the bluer left wall was an optical illusion - I think it's a different color than the other walls by accident or design. The grey right wall is the same color as the ceiling. This is my life now. Comments (21)Farmdale Cottage: - It's cute, but it's going to be expensive because of all the jigs-and-jogs around the perimeter. All that lovely exterior detail will drive the price up too, which negates your plan of keep-it-small-and-modest-in-price. - I don't like the idea of walking straight into the middle of the dining room. Guests would have to walk around the table to reach ... anything. No table for their keys, no place for their coats. - The master bedroom is smaller than most children's bedrooms, and the master bedroom looks equally small. But the little nook in the master bedroom is cute. - The living room also looks too small; given that the living room also serves as the hallway to several other rooms, you're going to have to leave at least 3' of walkway around the edges, so you'll have only about 9x9 for furniture placement in the living room ... look at the living room pix closely; it appears to be two love seats and two small chairs placed close together ... no lamps, no coffee table, doesn't look at all inviting. - The kitchen looks surprisingly nice compared to the rest of the house. Capeside Cottage: This is essentially the same house, only it turns the dining room into an exterior porch. Again, this is an expensive-to-build house. The guest house creates a large amount of exterior wall, and that's considerably more expensive than interior walls. Other than that, the above comments all still apply. Overall, I have to say, I don't go for Southern Living house plans. Loads of flash, not much substance. Overall thoughts: If you want a modestly priced house for a growing family, I'd suggest you keep these things in mind: Simple shape, simple roofline, single eating area, and a shared bathroom for the kids. Here's an example pulled from the internet at random -- I'm not saying this is THE ANSWER for you -- I'm showing it to you as an example of a more simple, inexpensive choice. This house gives you larger bedrooms, way more closet space and bathroom space in the master, and a much larger living room ... yet the whole thing is only 1850 ... 225 more if you build the bonus room....See MoreNeed carport to bedroom/den input and ideas
Comments (10)It will not have a foundation suitable to a residence, etc. It has water issues now, and as you can see, the whole yard needs to be regraded away from the house instead of towards it. And that is whether or not it becomes a habitable space. The yard is graded poorly. Your roof needs insulation to code requirements even if it didn’t have to be rebuilt. The current electrical service to the room will be insufficient for a modern bedroom and climate control. If you haven’t upgraded the home to a modern 200 amp service, that’s going to have to happen first. Where IS the nearest bathroom serving that? Do you think any AirBnB guest wants to have to go outside a virtual garden shed and into someone else’s house to take a shower or use the toilet? Not in this lifetime.
