Would you buy a home without a formal dining room?
Comments (52)@Debbie Downer; I'm designing a 1650 sqft 3 bed 2 bath open concept house on stilts with no DR, and have given a lot of consideration to what I should do with my art. My design has a front door that opens into a large foyer with high ceilings and recessed lighting, flanked by two bedrooms, a bathroom, and an interior staircase (leading down to the garage below). While designing, it occurred to me that the walls of this foyer will be an excellent opportunity to create a small home art gallery and hang some beautiful pieces. To complement the concept, I also designed a small alcove in the foyer with a single shelf (meant for visitors to temporarily place their purse and car keys) that will add an artistic vibe. The wall of the alcove will be adorned with mother of pearl tile behind a framed oil painting lit up by a single puck or pendant light hanging above the shelf. The space below the shelf is intended for a tall floor vase or sculpture. The foyer/gallery will lead directly into the open great room (to the right, south) and kitchen (to the left, north). The open concept will be covered by a vaulted ceiling and recessed lighting, with the south wall essentially being all glass to let in the light. To make up for no dining room, I have designed a covered lanai off of the great room's south wall (opposite the kitchen), which can be used for outdoor dining. This lanai will be accessed through double sliding glass doors intended to open up the space even more. The kitchen will have a huge island (8'×4') with artistically designed wood legs giving it the appearance of a table. A table cloth, a centerpiece, and a properly set "table" will dress this space up enough to pass as a formal dining area should I ever want it to be. I don't generally cook for large numbers, but when I do, I like to clean as I go, leaving behind a small mess that is easy enough to dispose of before sitting down to eat. Beyond the great room and kitchen, I have designed a master suite (the bedroom is separated from the great room by a wall with a built-in double-sided fireplace and double-sided book shelf). The wall separating the master suite from the great room is another great space for art in both the great room and the master suite. With the symmetry and proper lighting, the interior of the house, itself, will be a piece of art. And the best thing about this house is that every square foot of it will be used every single day. Comments (28)Glad I could make your day, fruitgirl. I don't think I'm sorry I bought it, I think the problem is that I overestimated my abilities. Which has nothing to do with the house. And I do think it's stupid to buy a house after visiting it once. This is a forum; I'm free to express my opinion. Since I tend to be a person that spends a little time wallowing and going "o woe is me" and then I get over myself and "git r done", I'm now in git r done mode and I'm working on a big punch list of what I need to do to make this house attractive to sellers. We will start by removing the falling down garage. My DH is calling for a dumpster tomorrow and we'll start working on that. Everyone has agreed that the exterior needs to be painted and the roof replaced, so that will happen next week once the garage demo is done. Then I will paint the interior and declutter and a few other things that two of the realtors suggested. We picked which realtor we'd like to go with, when we have the repairs done she'll give us a price that she thinks we can sell it at. As long as the number she gives us is higher than the price we bought it for by the 6% commission, we can go with her. Which of course we discussed with her. We may discuss discounting commission options since she will be helping us with buying a house as well. We figure 30k worth of targeted repairs to bring the house to a level at which when selling it, we don't make money, but we don't lose money. It's a challenge, and I think we can meet it. We're taking a risk leaving the MBA as is, but I think if we can get people in the door they may want to make the house their own at that price point. FWIW, the 'high iq' remark was not meant as a compliment to myself-it meant that you'd think I'd be smart enough not to do this to myself, not what my iq actually is. Especially when coupled with the other terms I called myself like "bad tempered". It's such a joke on any discussion board, the person making the most mistakes is the one boasts the high iq. Comments (36)I'm in the process of buying my first home, and true, when I first started looking I browsed Zillow and Trulia, but quickly realized they're NOT the best source of info on houses. My realtor linked me to a private client site which updated with every single MLS that fit my criteria, and out of the search sites only Realtor had accurate information on the houses. Often listings on Zillow and Trulia are long gone and sold, and in the case of the house we're about to close on, it shows as off market on both sites. I even saw a listing to an amazing house at an amazing price and; as we usually did while house hunting, we sometimes drove by the house to see if it was worth it getting my Realtor to schedule a showing, or if the neighborhood was not something we even wanted to consider; when we drove by it the house did not even exist at that address....See MoreHow to stage a house for resale without hiring anyone
Comments (22)I also feel I'm completely good with staging my home myself. I think I'll be good in staging other homes too. I won't probably be good in creating the real design from scratch, with renderings and all; but I'm good with styling. So I guess I kinda feel my authority is threatened)))) Luckily I have a few weeks to talk myself into being cool with it. This stager however brings only accessories as I understood..but I don't need any accessories, my home is full with accessories:) Of course it's probably wise to pack the best and most favorite ones, as I have lots of ceramics that's dear to my heart-and also breakable. But even after packing them all, I'll have plenty left. The agent reassured me the stager will work with us around our stuff..maybe she'll decide whatever I have is more than enough. Maybe she'll tweak here and there. I'd rather her bring furniture, as we want to move custom shelving to our new place first. And it will create a lot of empty space. But that's probably too expensive.
