The housewrap marketing people love to compare performance. But they do it based on a totally meaningless test. The standard test method is to fasten the housewrap over the bottom of a glass cylinder and see how high a column of water you can pour into the cylinder before the water comes through the wrap (every inch of water is equivalent to 250 pascals of wind pressure). The lab comes up with some figure, and then the marketing people go out and brag about it ThatÂs great, but in the real world we donÂt build houses with little glass cylinders. We staple the housewrap to the wall and nail siding over it. We put thousands of holes in it. That means the real performance of the system is about the holes  and whatever the ads say about housewrap perfor mance, when you put nail holes in them, theyÂre all the same." The key, as he explains, is that if you use a drainage plane, any housewrap will do. Nevertheless, if your builder is not using a drainage plane, I'd stick with the results of the tests, I referenced elsewhere, that show Tyvek and Typar are the premium products and that perforated wraps such as EasyGuard are useless. Comments (5)Most of the major carriers don't offer unlimited anymore except maybe sprint? Verizon is $30 a month per phone for 2gigs each but they do have the family share plan now. Even exhisting customers on verizon with unlimited data can't keep it if they take a phone upgrade. Only way to keep unlimited on verizon now if you were granfathered in is to buy the phone at full price. My friend has an Iphone on verizon and doesn't go over 2gigs a month and she says most people don't. I think even the all in one plans throttle you after a certain amount I heard and you are paying a good chunk for the phone too. I looked at an all in one plan and the phone I wanted was $200. For me I have decided there are so many free wifi connections I can use while traveling I will just do that with my tablet and be happy. I have unlimited texting on my cell and you would be surprised at what you can do with that. I can send an receive tweets from twitter. I can also use googel a little by text so if I need to find a store location or something I can type in the name of the store and town and google will text me back with locations in that area. Comments (18)The realtor has an ethical consideration to the client--that is protected information whether the sale goes through or not....would you want your realtor to disclose what you sold your house for whether it was good or bad? I wouln't...realtor might make general comments like the sellers were pleased with their price but think anything beyond that is being unprofessional... that is true in TX--why should sale price of home be disclosed as public property--do you have to give the price you paid for your car? The appraisal district in by county here and they regularly revise home valuations based on who knows what factors---many older neighborhoods have homes that don't sell easily or at the value that the tax authority bases their evaluations---texes tend to do up no matter what the market for property is...at least from what I can see... just because a new subdivision is going in w/homes in 500=600 thousand range does not mean that my home is worth 20 thousand more when it is 20 years older... There are realtors in TX who have comp information for specific neighborhoods available...but not many do...some realtors offer a free evaluation if you want to list your house and will bring out comps for pricing......See MoreDo loan officers get a percent of commission from realtors?
Comments (11)I am an attorney and handle probate sales. I really would be happier if buyers used certain realtors who have some clue how probate sales go. There is nothing worse than buyers getting an arrogant "know it all" realtor who actually does not know what they are doing in an area that is a little different. If the bank officer wants to sell the property (and they are anxious to do it) then directing you to somebody who will sell that property and knows how to do a bank sale seems sensible. An outside realtor might just direct you to one of their own listings and the bank would lose a sale. Yes, they are giving you inside information as to what they will accept--other sellers who are anxious will do the same thing. I don't understand the problem; the bank isn't supposed to pretend to be coy--a real estate owned property is a black mark against the bank. They made a mistake lending money --they want to sell usually. I have never received kick backs from anybody I deal with--escrow companies, etc. but its so much more work dealing with people who claim they know how to do certain types of sales and do not. Usually about 1 day before the close--suddenly they realize that a city needs to do an inspection, the lender needs a second set of Certified Probate Letters, etc. We call & write often --do you need anything? but it doesn't help if you are dealing with a "know it all"....See Moreweedyacres
