Comments (36)Hi MTVhike, We generally do a 15amp dedicated circuit for the smoke alarms. Every electrical contractor has there own way of wiring up a house. The only thing we do 15amp circuits for is lighting sometimes and smoke alarm. Everything else will be 20amps or above. You would rather have this contractor than one that is putting everything on 15amp circuits. It does also depend how many circuits you are putting in the house. Our circuit layouts: (changes depending on size) 1 20amp each bedroom 1 20amp each bathroom 1 20amp garage 1 50amp for car charger (ready for future use) 1 40amp for stove 1 30amp for A/C 1 20amp exterior 1< 20amp common area receptacles (amount depends on size) 1< 15/20amp common area lighting 1 20amp per 2 small appliance circuits, micro, frig, GD, DW 1 20amp for Washer 1 30amp for dryer additional dedicated circuits per requiest or equipment I believe I got everything, I did it off the top of my head. Overall, this would not be a worry if I saw an electrical contractor installing 20amp circuit for smoke alarms. Comments (29)How many generations are sharing the house? We have a 3 generation household so we made sure my mother-in-law had a comfortable bedroom. Have you thought logistically about who can share a bedroom long-term when you thought about how many bedrooms you need? Is anyone planning to get married and move in with a bride within the next several years? Are they included in the 12-15 people? Will everyone be eating meals at once? Will there be space to accommodate that? Do the women in your family cook or do you hire a cook? Do you hire someone to clean? Do you send out your laundry or wash it at home? Do you need room for a dryer or do your dry it on the balcony or outside on a line in the garden? These are things the women in your family will consider in the design if they take care of household chores so if they don't hire the work out make sure you consult with them about kitchen design and whether or not the space will be easy for them to clean....See MoreMajor cost-cutting needed
Comments (69)Wantsidea, I'm not clear on exactly what specifics I should be nailing down at this point that haven't been accounted for already (for bigger ticket items I mean...I know how much of a range I can find for plumbing fixtures, lighting and tile). The house was built in 1950, and has gone through a full bathroom and full kitchen renovation, plus turning a breezeway into a dining room/mudroom. HVAC has been confirmed by our oil guys (who installed our furnace for the previous owner) to be sufficient for carrying the upstairs load. Electric panel was updated for the kitchen and confirmed sufficient for this project. Water heater replaced during bathroom reno and chosen to support 2 additional bathrooms in the future. All of our mechanicals are in the unfinished side of our basement and are easily seen by the subs. I've warned the contractor to prepare for water damage behind our vinyl siding, as we saw a bit during the previous reno. I don't mean to be defensive at all, but I do feel like we've done quite a bit of due diligence to prepare for this, and are also fully aware that things will come up, hence trying to back off our scope so that we can have the reserves to deal with such things. We have looked for other properties, both move-in ready, and for renovations, but they are few and far between (anything needing renovation needs a LOT, and anything nicer is gone in a day, for way over asking). At least with our home, we know the positives and negatives from living here and doing previous renovations. If we were to update another house, who's to say that it wouldn't have some major issue that we never could have known about? Comments (23)I absolutely love being able to stick to a budget, but you really don't have a cost issue, you have a budget issue. Making the changes necessary to get any meaningful reduction in cost is going to drastically reduce some of the features that make building appealing to be begin with. My advice is to either not build or pony up the extra money. If you can't increase your budget then I wouldn't build. To echo what Charles Ross said, $ per square foot is a very inadequate measure. It can be used effectively to communicate finish levels in similar homes but can do little else. Homes are a mix of fixed costs, variable costs and premiums. Fixed costs are the things that every house has to have regardless of finish level, variable costs are the actual raw cost of square footage, and premiums are costs associated with finish level (granite instead of formica, etc.) Even the actual raw cost of square footage isn't really variable. Adding one more foot to an 11 foot room may cost almost nothing. While adding a foot to a 12 foot room may cost a fortune (carpet comes in 12' widths). Also note that all under roof square footage has a cost, whether it is heated or not. When you have a house with a very high finish level cutting square footage can make sense. In a home that comes in at $400/ft² cutting out 500 ft² may save you $100,000. But when you are starting with a budget build then cutting out square footage can sacrifice too much. At $125/ft² the square footage that can be sacrificed is probably around $50/ft². To make meaningful cuts you are going to have to lose like 800 square feet of heated space.
