Remodel - Hire GC or sub myself? Who does what?
Comments (8)My brother is a plumber and I'm always stunned by the projects he takes on -I keep telling him, "Wow, I never would have thought a plumber did all that." In a sense, he sometimes acts a general contractor. So for example, he could arrange for you to get frameless shower doors, demo an old tub, order and install a new one, order and install faucets, vanities(although he does not do granite or marble tops). He even arranges for painters etc. to do their part. Now of course, if he's on the hook for these, he's adding a markup, so I guess that's the rub. Having someone else manage the process comes with a pricetag. We are working on facelifts for three baths right now, so I called our local plumber (who I love -my brother is 2000 miles away!), and sure enough he too could handle the entire project. I asked him to ballpark portions of the project for me, which he did. I then went and checked things out myself. On the frameless shower, for example, he told me about $2000. I went to a local glass place, and found I could do it for $1500, so am doing it myself. And I've ended up buying the faucets, tubs, countertops, etc. myself too because I could do so much better $$$ wise. I'm having a granite guy install the countertops then will have the plumber come out and install all the faucets the next day. Comments (8)Make sure you get references and follow up. Have you read all the threads on here complaining about contractors? Another thing. Make a list of EVERY thing you want done in EVERY room. Communicate! Contractors tend to do a quick walk through and comment things like "Sure, no problem." Tell them what you want and make them repeat it back. Make sure everyone is on the same page. Get every quote in writing. Ask how many other jobs they will be doing at one time. Will you be buying the new appliances and fixtures or will they? We recently went through a whole house remodel. Our biggest mistake was hiring the contractor we used on a previous place a couple hours away. HUGE mistake. I think the advice here to GO LOCAL is best. Do call. Meet. Get references and make appointments to view their work. Comments (13)Thanks everyone for your input. I'll ask our carpenter if he knows a GC. Sounds like everyone's in agreement that that's the way to go (?) My husband and I don't have a problem GC'ing the job ourselves as we know people who know people if you know what I mean. What I thought I needed was someone to draw up the plans while considering the flow and structural integrity etc etc. I read that an Architect was someone who would do that. I'm such a newbie at this! Trusted the wrong people with the kitchen remodel and don't want to do that again which is why I asked the question. Maybe I watch too much HGTV haha :) What I really want is to find someone who can draw the plans/renderings, do concept boards, help me pick colors and materials like Property Brothers or Chip and Joanna. Comments (3)Did you ask your contractor if s/he has leads on a good designer? I think a good designer can pull up flooring, paint color, counter, and other cosmetic choices. You might also consult a real estate agent who's very experienced with your market to make sure you are catering to your local market. For instance, when we were getting ready to sell our prior home, our agent told us we had to replace the 1990s tile counter (with brown grout!) and the carpeting in order to effectively compete with the other houses for sale. She had a contractor for us but we had to run around town finding the right granite color and flooring. I wish we had just delegated it to a designer but we were on a tight budget and short timeline....See Morecaligirl5
