hello peeps! Hope everyone had a blessed Easter, we went to Cowboy Church, which was different! It was in an old auction barn and people brought thermos' of coffee or their drinks. I didn't see anyone eating anything, however, when it was time for communion, I looked over at the assistant pastor to see if they were going to ask him to help and he was spitting in his spit cup! oh crap! lol! (they didn't ask him!) ok...let's see....lori, let go(squeezes out of choke hold and pets Tuffy)...yes, we pretty much are the hippest old broads on myspace....them young 'un don't have a clue! ((((((((musher)))))))))) well...more coffee.... Still got three horses. Retired one. Have a three day barrel race this weekend. I entered one race, rather two, but I'm not counting the first one, this year. My first time and I'm still slow, but I get soooo scared! I haven't decided if I will enter for real this weekend or just exhibition. My mare is ready, but sometimes she gets soooooo excited, it feels like she's going to explode! If she stays calm, then I feel better. I've been hauling her around alot and she's getting alot calmer. I'm such a big baby, but I refuse to quit, so I'm bound to get better. So, I'm riding them today. It's about 32 degrees out there today, but supposed to warm up to 65. Hope my tomatoes are ok. Nothing much is new, I have a girl I ride with that's 27. She puts up with me and lives close by. We haul together or ride at each other's houses. She's keeping me in line! ok...off to read...oh and go clean something! xoxo duck

Thank you all for your input. After I thought about it, all of the appliances are actually 12 years old, not 13, given when they were installed and it's the beginning of the year, not the end. It doesn't really matter though. In response to some of the comments: Yes, we had a repair person out yesterday. We were fully prepared to repair it. He indicated it was a leak. After doing some research, and based upon what he said, repairing a leak is hit or miss. It could leak again in a few months. I live in a kind of odd area with a lot of variation in what kinds of houses one finds in the upper end of the market. Having worked as a real estate agent for over 8 years here I have a good grasp of the market and the competition. I've been in 100's of houses in all price ranges. I no longer work as an agent, but have kept current on what is sold and what is available. I've worked with upper end buyers. Some of the value of our house comes from the 17 acres of wooded property. Having been an agent, and having had several appraisals on this house, we are pretty realistic as to how much value that adds. Much of the value comes from the size and construction. Few of the newer houses in this price range are all brick as ours is or contain have as many baths, etc. Ours is of a similar size to the other homes in this price range with and without the property. Craigslist appliances are generally few and far between and overpriced here. My community is pretty mobile and there is a large market for used goods. People assume that the students moving in and out every few years are willing and able to pay a premium price for used items. I saw a 20 year old Whirlpool fridge for sale yesterday for $400. I have a slightly newer and better fridge in my basement. If I wanted to go that route I would move it upstairs, but I think that would be worse. I've measured the opening multiple times so I know what size fridge I need to purchase. It's not a Subzero or similar fridge so that does make it a bit more standard. As for taking the fridge: it's about 50-50. Some leave it, some don't. If the original had not broken, I would have left it. I will leave all other appliances including the washer/dryer. Thank you all for your input. I'll search out a white fridge that fits in the space. The worst case it that it becomes our second fridge in the future, and I become one of those people selling my 20 year old fridge for $400. :)

Hey ladies....glad you all had a nice Easter with kids and grands. It snowed this year so no egg hunt for us. Everyone just kinda did their own thing after lunch. Some of us played cards, others watched movies, played video games, napped or went to visit other families. Luvs~ Since 2 of my older kids "know" they request certain things in their baskets. They don't want a bunch of different candies, they'd rather have one big bag of a certain candy bar or a big bag of chips, etc. So it gets a little difficult to remember who asked for what, but it all worked out. The one thing the bunny forgot in the 5 yr olds basket was fishy crackers (the girl is addicted). I told her he must have dropped them out when he was hopping to our house. She said he should really be more careful, but was ok after that. ha They got one movie...Chipmunks the squeakquel. The Easter Bunny always comes to our house Friday night, they get their baskets Sat, we have our family easter get together Sat, then church on Sunday. Don't like the kids having to be hyped up on sugar at church so that's the way we've always done it. ha We being Southern have a ton of food for Sat lunch. Grandma is in charge of the Easter Egg hunt. She puts money (change and $1s) and candy in plastic eggs and hides them. She does a kid hunt and an adult hunt. (The adult eggs have bigger bills). Ensures everyone joins in the fun. ha Gotta go make lunch for the child. Trying to find a new project to work on. My 3rd child is turning 10 on Monday and will be having a sleepover on Friday and then we have a party for my Aunts b-day on Sat so don't know if I'll get to paint this weekend. We shall see. ~Anj

Hooray for install day! You will love it and will love that you planned everything! You finally made it to here...even with a crazy funny contractor, nearly setting yourself on fire, and the many many delays. So exciting. It will all be fine. I remember the same gut-wrenching feeling when they brought my cabinets and started the kitchen--somewhere between excitement and throwing up. With a whole house remodel like we are doing, it can be SOOOOOO hard to keep yourself from second-guessing everything since there so many details and decisions. May there be many many tomorrows that make your project finish soon! We are moving in Monday after 16 months living with my mom and am almost delerious with joy and relief....I think I need to be sedated until then!
