Thank you both for your comments! eaglemom100, there is enough room for the toilet if we move the door. The code is 30" and there would be that much space between the wall and the door molding. The toilet I will be using, a Toto, is 18" wide. There would be a window right next to it, and the door would be closed when anyone was using the toilet. I am thinking, though, that it might be strange to have a toilet behind the door. clarosietoo, I agree that Plan 2 gives more space for a vanity. weedyacres, storage is a real problem throughout our house. Our master bedroom (which does not have a master bath, by the way) is quite large, with a sunroom off of it, but it has only one standard closet, about 3' wide. There would not be privacy for the toilet, because when the door was closed, as it would be when anyone was using it, it would be open to the room.

DH and I have two sinks, and we are fortunate that we each have a bank of two (deep) drawers in addition to a cabinet under each sink and two medicine cabinets. DH keeps most of his stuff on the little bit of counter between the sink and wall (leaving his two drawers more or less empty) most of mine is in my drawers and medicine cabinet. So in that way, I guess I like having two sinks because his stuff is rarely in my way. But I have to clean two sinks, two faucets:( I suppose if we had a shallow drawer in addition to our deep drawers, the counter would be clearer. The boys have two sinks, one bank of 3 drawers, one medicine cabinet, and a good-sized linen closet. They NEVER use the sink closest to the door. Door closed, it's claustrophobic and elbow-endangering. Opened, you're practically outside the bathroom. Oh, except that, since that's where the outlet is, they used it for the water pik when they had braces. It just gets dusty because it doesn't get wiped out every day between weekly cleanings. The medicine cabinet is above that outlet, far from the sink they use, so it just holds the rarely-used things like hair gel and astringent. So there's lots of of storage space, just not the right KIND of storage. They could really use another bank of drawers instead of a second sink, especially another shallow drawer for combs, toothpaste, Chapstick, orthodontic wax, you know, those little things. More counter space, with easier access to the outlet and medicine cabinet. Now, when the older one is home from university, his stuff takes over the middle of the counter, which already has a small tray holding toothbrush holder, cup, and clock. The only time they have ever been in there at the same time was when their morning schedules were such that the one in the shower was instructed to leave the door unlocked so the other could brush and dash out to the bus. I can only imagine if we had a girl. Make-up and hair stuff and angst, oh my! When they were tots in the previous house, they happily used one sink. (The storage in that one was abysmal: about a 30 " inch vanity with sliding doors below. All it could hold was bath toys, an extra roll of toilet paper, a roll of paper towels, and a tub scrubber. We replaced with same size but one cabinet and a bank of 3 drawers, and a medicine cabinet. Just in time for the added accoutrements of orthodontia) So far, storage and counter space seems to trump dual sinks for kids, and sometimes for the grown-ups, too!

thank you all! hockeyfan... we could move sink down one way, good thought about the back to back! not worried about the reach, i just measured... I have a 4 foot reach at counter height (not surprised, it always annoyed me to buy special shirts with extra sleeve length, but now I'm feeling my gibbon arms may come in handy!) Also measured the window, it is 8.6 ft from the wall to the edge of window trim, i currently have a 39 x 72 in table there and there seems to be room. I did inquire with the interior designer if there was room for chairs... she assured me there was! (i was skeptical too, so who knows). But I get you, overall i also get the feeling that it "feels" right! szrun, I think we are bagging the pool table there, with a crowd there and adults playing pool, perfect! BUT, I guess what I hadn't initially considered was my 11 yo son frequently has boys over after school... they would NOT want to play pool there with mom staring at them!! I think the pool table has to go back in the living room! Karenseb, that is a 4x8 pool table, we did research recommendations and i believe you need 13.5 x 18 for that size. that room is 13.5 x 19. and YES, we can remove that wall between! That is also tbd... full wall (currently), half wall, or no wall!! This layout stuff is driving me batty! I'm so ready to move on to fun stuff, like the fine details and finishes etc. but I can't do anything until the overall plan is nailed down. Not a plumber. Remember that you will need a wall in the level below your plumbing through which to run a drain pipe; therefore, if you can rearrange the fixtures and reuse the existing drains, that is going to be your most practical way to go. A vanity can hide pipes that need to be affixed to a drain not directly beneath the sink so moving a vanity and possibly using an existing sink drain for a toilet is something to consider. Turning a tub w/shower at a right angle, and still reusing the existing drain is also often a practical option as is moving a closet. In lieu of two separate bath rooms, you might consider creating a single "bath and a half" with three sections with doors between them -- one oversized bath/shower combo between two powder rooms. (Most families tend to avoid running both a shower and tub at the same time because of water pressure and hot water issues.) You might also consider closing that "open to below" space at the top landing of the stairs in order to add upstairs closet space and enable you to utilize existing closet space adjacent to the existing plumbing to enlarge and/or remodel your existing bath into a bath and a half.
