Your path from fridge to sink to range isn't ideal. Would you be willing to the fridge to the far end of the sink run or add a prep sink to the island? That would help, IMO.

I really like your kitchen; envious of the amount of space you have for the whole 1st floor.

I'm not huge on symmetry, but why isn't your sink centered on that wall?
Make that a 30" drawer (to the R of sink) and make the end cab as 24" (instead of 18).
Even though I would like a lot of space there, since that would be my main prep/cook space: between the sink/range.

I would keep your 18" trash between sink/range.

I would ADD another trash under your 24" bar sink.

I have one 18" pull-out trash under my 36" sink, and another one in a whole recycling/mail thing in the hutch in the next room/familyroom.

My kids are now trained to use that more often, especially when Mommy's standing/using the kitchen sink one.

Where is your microwave?
under the island?

I would also suggest a 42" hood to go over your 36" range.
it's better in function and looks.

Doesn't a wood hood have to occupy a little more space so as to not having the wooden bits over fire? I don't know, but do check it. You have the space for a wider hood anyway and it might be nicer that way.

Do you have anyone tall enough to wipe down the middle of the island?

I agree about centering the sink. Unless there's a reason not to, of course. Everything else is symmetrical so it's weird not to in that one (very visible) spot.

I'd be tempted to put the bar sink under the shelves instead of in the corner. Sure you THINK it's just for filling the coffee pot, but if you have enough family to justify that kitchen, the bar sink is going to do double duty as a plain old prep sink. It'll be better lit and more comfortable to use if it's over a bit, especially if under the shelves. (I'd get a paneled bev, fridge.)

This is just a layout, right (as opposed to the "details")? I ask because the 36" drawers and 27" drawers that are at right angles to each other will need filler in order to open.

I like the layout, and see no problem with the location of the large sink or the range. Extra (hidden) trash is an interesting idea - to be away from the kitchen work spaces. Maybe in the bar area, near that fridge?

The one suggestion is to move the bar sink out of that corner (unless that has to be because of the plumbing having to be there. (I have two sinks, which ended up being close to each other - and I love having two so much I don't know why more folks don't have two.)

Looks lovely. I'd make certain your overhang is at least 15" free knee space (so probably 18-20" surface space). I know that's more that the minimum standard, but, IME, having plenty of space on the overhang makes a hugely improved comfort zone. I think my elevated peninsula seating is about 20" of counter depth and about 15" of clear knee space, and it's fabulous. I wouldn't want to give up any. This is especially true if you will, like I do, have kids and laptops hanging out up there. Having plenty of depth makes it easy to do that, but if it was a narrow width, you'd be nervous about crashing laptops, etc.

I love the idea of an extra trash in your bar area. I'd see if you can easily fit one under your sink there, or else I'd sacrifice a lower cabinet over there for it. I think that's a great idea.

Amanda: re sink not centered - you mention "even though I would like a lot of space there, since that would be my main prep/cook space" that is exactly why i don't want to center it. I am a bull in china shop chef and I need all the prep space I can get!

Trash: the plan was to have just a wastebasket under the bar sink, mostly for the kcups etc, but I think, Amanda, you have a good idea to make it more of a pull out under that sink for general/more capacity trash.

Microwave is in left cab in bar area, mostly because only dh uses it to zap milk making a cappuccino. No one else really uses it, we are not a fan of the microwave. Just getting the narrowest depth countertop one and shovin it in there. No kitchen aid mixer (prefer a hand mixer), vitamix will go with nespresso, kuerig, and toaster in bar area.

The hood... i don't know, it's an xoi3315 -- there is some extra part MDXTU ? called a make up air damper... maybe that boosts it or something? We said we wanted xo, and the appliance place picked the size needed for our range. Will run it by kd to see about going wider? Maybe wider version gets deeper, and i requested the narrowest depth allowable hood. I am slightly taller and can't stand a hood in my face (which also answers who's wiping the island!) [I have freakishly long arms]

hmmm, kd also did not want sink in that corner. let me work on some scenarios on moving that over a bit. I would like your thoughts on the wine racks in the bar area. i will work on mocking those up and post soon.

szruns, it definitely is slated for 15" overhang, i probably could add an inch or so. which also addresses sjhockey, yes, these are my general layout plans done in excel, i'm afraid to post kd's, i don't think i'm allowed. but she has the filler pieces etc in there.

Oh, and thanks Amanda... yes, the previous owners put a 2 story addition on the entire back of the house and to the side bumping out the dining room. But they kept the kitchen proper the same size! It currently is not balanced with the rest of the space, which is our goal with this reno :o)

Also, up for review is: i was thinking because this area will have a wood top (maple or walnut?), very traditional vintage feel i'm going for... anyhoo, wood top - i was thinking of doing a wall mount faucet?? just so there are no dials/holes for water to sit around, easy wipe up etc... yes?? there will be beadboard backsplash in this whole area.

I was thinking of reducing the "prominence" of the wine bottles and getting them down below. having them above makes the bottom nice and symmetrical, especially with beverage fridge in middle. BUT, i also really think they may ruin the mood staring at me - especially since I'd like to display pretties there. Should i just scrap them altogether? but DH wants them... and he's paying!

oh, and fori, this is a GE monogram bev fridge that is currently here and not that old/works well, want to make use of it.

maybe i should be centering the sink? i am of the mindset that when i have a party i can set a whole slew of drinks out (and my punch fountain!) and I like that it wouldn't be split up by a sink. is that not right thinking??

But during a party, that's where the canned/bottled stuff in ice goes: the bar sink! Otherwise you have a good point about serving. :)

Hi momof3! I love your plan. It's going to look and feel fantastic! A couple of thoughts: maybe put the bar sink at the opposite end of that run? I like having my bar sink on an end. I don't think I would enter the beverage fridge but that's just a personal preference I think. I agree with the other posters about the hood being wider than the range. It works better that way. Especially if you generate a lot of smoke, grease, etc when cooking. And as you know, I think the fridge/sink relationship is fine. And the trash location looks good since you will be prepping right there or at the island. I'd personally keep both the trash and recycling there. I'm jealous that you have that mudroom with a second fridge and slop sink!

Well, like I mentioned in your reveal post julie, my choices are very very similar to yours so if it looks anything remotely like your jawdroppingly gorgeous kitchen, I will be thrilled!

I don't want to sound too contrary, I really don't, but... I considered the sink at the other end of the run but I am envisioning coming in from that door right there from the garage, plopping the grocery bags in that area and filling the pantry - which is right there next to the bar area.

Here is a link to a company that sells ceramic beadboard tile that you might like to check out. It's under $5 a square foot.

No personal experience with the company, sorry. It was suggested to me on here to be much easier to care for than traditional beadboard.

We do know that you have thought through all of these and in most cases have a darn good reason for doing things the way you've done it.

In other words, nobody will be offended if you stick with what you've got. :)

(But get the wider hood. If nothing else, it'll suck more so you can mount it higher and it won't be in your face.)

If your bar area is going to see a punch fountain, drink glasses, ice cubes... that baby is going to be WET. I don't think holes for the faucet will be more of a problem than party usage.

annkh, don't forget the hot steam from the coffee maker on it! I'm not into panicking about things getting wet, just trying to maximize the ease of wiping up... however, you do bring up a good point that I now how to research the best "coating" for a wood countertop! osmo oil, waterlox etc etc. ahhh!
